    A fast growing privately held home builder in the Knoxville area is seeking an experienced Purchasing Agent to join one of its fastest-growing divisions. The ideal candidate will possess local, national, or regional new home production homebuilding purchasing/procurement experience.     Highlights of the New Home Construction Purchasing Agent:

    Compensation for the New Home Construction Purchasing Agent:

    • Full-time salary plus potential annual performance bonus.
    • Total compensation potential: up to $85,000.

    Responsibilities

    • Prepare the direct job cost budgets including purchase order approval, printing, and release. Assist with the bidding of jobs and procurement of labor and materials to build homes as scheduled and maintain job cost budgets and variance tracking.
    • Review, qualify, and hire Trade partners as necessary per assigned projects.
    • Ensure that all necessary documentation has been collected from trade partners prior to start of work and, thereafter, update it on an annual basis. (i.e., subcontract, W-9, pricing, scopes of work, occupational license, etc.).
    • Generate base budgets per model for retail pricing monthly.
    • Continually research innovative products, techniques, and monitor trends and changes in the home building industry.
    • Maintain accurate standard specifications and scopes of work for each trade partner as assigned.
    • Provide consistent and strong support to Superintendents, subcontractors, vendors, and Purchasing Manager, and Vice President of Purchasing.
    • Maintain a cost variance analysis and reduction program.
    • Participate in correction of design problems to minimize budget variances, reduce costs, and avoid repetitive mistakes.
    • Establish standard operating procedures for purchasing, monitor the effectiveness of procedures, revise and improve purchasing processes and procedures.
    • Generate job specific cost budgets prior to start of construction.
    • Research and approve variance purchase orders to meet Accounting Department deadlines.
    • Process special pricing requests on a timely basis.
    • Maintain design samples in all model homes, retiring discontinued items as needed.
    • Process change orders on homes under construction within 48 hours.

     

    Requirements

    • 6 months of purchasing/procurement professional experience in high-volume new home construction.
    • ECI MarkSystems knowledge and experience a plus.
    • Ability to analyze job cost variance data and take corrective actions.
    • Organizational aptitude to manage pre-construction job package routing and processing.
    • Computer aptitude, willingness to learn to process needed data and to communicate via email & phone, etc.
    • Must have understanding and willingness to take direct personnel actions re: non-performing trade contractors from time to time.
    • A willingness to handle accounts payable issues with vendors when necessary.
