Purchasing Director manages procurement and purchasing operations and implements the strategy to provide the materials and services to meet organizational requirements for quality, volume, availability, and pricing. Maintains strategic supplier relationships, negotiates contracts, and implements systems for monitoring performance, assessing risk, and responding to changes in demand or disruptions in the supply chain. Being a Purchasing Director collaborates with other functions to define current and future inventory requirements and manage inventory levels. Implements processes and systems and utilizes technical tools to analyze data and increase responsiveness to material demands. Additionally, Purchasing Director oversees auditing processes to ensure procurement and recordkeeping comply with any applicable industry or governmental regulations. Requires a bachelor's degree. Typically reports to a director. The Purchasing Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Purchasing Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.   • What is the opportunity?

    • The Purchasing Coordinator position is responsible for supporting the improvement of cost control and negotiating the price paid for materials and installation labor. In this capacity, the individual will work closely with national and regional suppliers, local subcontractors, and distributors to continuously find opportunities for negotiating costs throughout the supply chain. This role will assist the purchasing manager and the local Ops division with new community start up and contracting. This role will also serve as a resource (eyes and ears) of the company, supporting Division profit making endeavors.

    What are the primary responsibilities?

    • Maintain vendor packets and qualifications.
    • Requests for pricing, load price changes.
    • Revising/updating features lists
    • Updating projects vendor lists
    • Pricing and distributing design changes.
    • Keeping all plans updated and in stock.
    • New project product binders
    • Keep the office organized.
    • Coordinate all paperwork for vendors.
    • Process purchase orders, change orders and notices to proceed.
    • Create and maintain contract files.
    • Research invoice or purchase order issues as needed.
    • Prepare bid packages.
    • Rebate Management.
    • Develop profitable pricing strategies.
    • Keep track of local industry trends on product choices and keep track of local unit pricing in each market.
    • Fulfill unit price “unbundling” strategy. Apply national strategies to local market, unbundling labor and material pricing.
    • Facilitate a collaborative environment with subcontractors, distributors and manufacturers that result in greater cost visibility and mutual success.
    • Take action to leverage spending, especially with subcontractors.
    • Perform financial analysis of division impact of new and existing subcontracts.
    • Determine the financial health of subcontractors, warn others of potential problems.
    • Analyze total spend by: Trade Category, Supplier, Community, etc. to identify opportunities to leverage spending for greater savings.
    • Supplier Relationship Management
    • Manage relationships with local distributors, manufacturers, and subcontractors.
    • Measure subcontractor performance, track, and counsel!
    • Drive cost saving strategies through value engineering, new business processes and streamlining procedures.
    • Support field personnel with new community planning and set-up through identification of community requirements, timing, vendor selection, validation and contracting.
    • Act as an intermediary with new subcontractors and field staff to maintain quality standards of production and cost effectiveness.

    Do you have these qualifications?

    • Essential:

    Must have experience with New Star software (NSE) and Supplypro/Buildpro software.

    Construction Management or Supply Chain

    Management (or extensive experience in the residential homebuilding industry).

    Minimum 3 years of experience in negotiating pricing of building materials or some experience in

    the residential building sector.

    • Preferred:

    Bachelor’s degree in business administration

    Hands-on residential construction experience

    Supply Chain certification.

    Experience with Energy Star requirements, Green Building concepts, sustainability, etc.

    Job Type: Full-time

    Pay: $60,000.00 - $75,000.00 per year
