Director of Purchasing-Homebuilding Industry
Elliott Homes, LLC is seeking a Director of Purchasing specializing in residential construction to work at its new developments in the Baldwin County, Alabama region.
Reporting to the COO, the Director of Purchasing produces a network of relationships with trades and suppliers, helps the organization create the environment of being a Builder of Choice for this network, and ensures this network is meeting the needs of all stakeholders who are reliant upon it.
This role will oversee all Elliott Homes developments within the Baldwin County market, focusing on establishing and maintaining the trade and supplier base. This role will work primarily on a remote basis from Alabama but will be required to travel periodically to Gulfport for training or meetings and will work alongside the Mississippi Region Purchasing Team for Elliott Homes. Essential Duties & Responsibilities:
- Trade Base Management:
- Ensure acceptable thresholds of performance by trades and drive constant improvement in Safety, Quality, Service, Capacity, Costs, and Relationships.
- Monitor safety issues that have occurred and take corrective action as needed.
- Evaluate new trades and suppliers to ensure their experience lines up with Elliott Homes’ needs.
- Work with the Production Team and Customer Care Team to understand existing and emergent quality or service issues within the Supply Base and initiate remedial or replacement strategies on an ongoing basis.
- Understand the service obligations incumbent upon each area of the Supply Base and identify and introduce only Trades and Suppliers that meet these standards.
- Ensure the company is paying the lowest amount possible to achieve a minimum standard in Safety, Quality, Service, Capacity, Costs, and Relationships. Awareness of market pricing, negotiating the best deals, and understanding the nuances of the trades is key.
- Generate and evaluate new opportunities for cost reductions.
- Trade Base Administration:
- Ensure the company is always compliant by understanding the organization’s liability management contract documentation, ensuring new trades and suppliers are set up using the most current versions of all contract documents and bringing current non-compliant trades within compliance.
- Research new products and gather the necessary information to ensure new products are established only when needed.
- Establish a complete and correct price file for all active vendors and ensure pricing is always current and usable for issuing of purchase orders to the Trade Base.
- Production Team Support:
- Assist superintendents with purchasing-related support as needed.
Requirements:
- Bachelor's degree required, Business, Construction Management, or related field.
- A minimum of 5 years of directly related experience in the homebuilding industry.
- Possess comprehensive computer knowledge in MS Office and IHMS/Marks Systems preferred.
- Former experience in field management or estimating preferred.
- Bilingual in English and Spanish preferred.
- Strong and clear communication skills, both written and oral.
- Ability to manage a language-based communication barrier.
- Enjoys negotiating.
