We are seeking a highly organized and detail-oriented Turns Inspection and Quality Assurance Coordinator to join our team. The ideal candidate will play a crucial role in ensuring the safety, functionality, and cleanliness of homes during tenant turnover. The candidate will be responsible for completing full inspections and estimates at tenant move-out, conducting wellness checks prior to tenant move-in, and responding to emergency situations in vacant homes. The primary goal is to provide a home that not only meets but exceeds the standards for future tenant move-ins, ultimately reducing the need for service calls.

RESPONSIBILITIES:

Full Inspections and Estimates:

• Conduct comprehensive inspections and estimates at tenant move-out.
• Ensure inspections are thorough, covering safety, functionality, and cleanliness.
• Aim to provide homes that minimize the need for future service calls.

Wellness Checks:

• Complete wellness checks of homes before tenant move-in to guarantee a seamless transition.
• Address any potential issues proactively to enhance the overall living experience for tenants.

Punchlist Management:

• Complete and check on punch lists after turns have been completed.
• Continually monitor punch lists post-turn completions, addressing any outstanding issues promptly.
• Verify the completion of the scope of work and eliminate the need for change orders and additional service calls.

Emergency Response:

• Respond promptly and effectively to emergency situations to ensure the safety and security of the property.

Quality Assurance:

• Check on turn completions and verify the successful completion of the specified scope.
• Implement measures to continually improve the inspection process, aiming to eliminate change orders, punch lists, and unnecessary service calls.

Updates and follow up

• Provide accurate updates on turns and completions
• Coordinate and follow up on work in progress.

Concierge (future)

• Schedule and conduct comprehensive home walk-throughs with new tenants at move-in.
• Provide detailed overviews of residence functionalities.
• Offer guidance on water shut-off locations, thermostat battery replacement, and air filter installation.
• Serve as the primary point of contact during walk-throughs.
• Ensure tenants have the knowledge to navigate and maintain their new living space confidently.
• Impact: Enhance tenant satisfaction and foster a positive living experience from day one.

QUALIFICATIONS

• Bachelor's degree in a related field or equivalent work experience
• Minimum of two (2) years of experience in quality assurance and inspection within a construction environment
• Experience with conducting quality inspections
• Excellent analytical skills and attention to detail
• Strong communication and interpersonal skills
• Ability to work independently and as part of a team
• Certification in quality assurance or related field is a plus

Pay: DOE

Job Type: Full-time

Pay: $50,000.00 - $60,000.00 per year
