    JOB TITLE: Senior Regional Property Manager & Market Rate Strategist

We are seeking an experienced and dynamic individual to join our team as a Senior Regional Property Manager & Market Rate Strategist. This multifaceted role encompasses traditional property management responsibilities along with the strategic oversight of market rate positioning within the region.

    Responsibilities:

    Property Management:

    • Oversee the day-to-day operations of multiple properties within the region, ensuring high standards of maintenance, safety, and resident satisfaction.
    • Develop and implement strategies to optimize property occupancy, minimize vacancies, and enhance overall financial performance.
    • Implement resident experience programs to foster a sense of community and enhance tenant satisfaction.
    • Conduct regular property inspections and address maintenance issues promptly and effectively.
    • Act as a liaison between property management teams and residents, addressing inquiries, complaints, and lease renewals in a professional manner.

    Market Rate Strategy:

    • Conduct thorough market analysis to assess rental trends, competitor pricing, and demographic shifts within the region.
    • Develop and implement proven strategies to position properties competitively in the market, maximizing rental income while maintaining resident satisfaction.
    • Collaborate with marketing and leasing teams to execute targeted marketing campaigns and leasing initiatives.
    • Monitor market dynamics and adjust pricing strategies as needed to optimize revenue and occupancy rates.

    Team Leadership:

    • Provide leadership and guidance to property management teams, fostering a culture of accountability, collaboration, and excellence.
    • Conduct performance evaluations, set goals, and provide ongoing training and support to team members.
    • Encourage creativity and innovation among staff members, empowering them to contribute to the success of the organization.

    Compliance and Risk Management:

    • Ensure compliance with local, state, and federal regulations governing property management, fair housing practices, and landlord-tenant laws.
    • Mitigate risks and liabilities by monitoring property insurance coverage, lease agreements, and other legal documents.
    • Stay informed about industry trends and best practices in property management and market rate strategies.

    Qualifications:

    • Minimum of 10 years of experience in property management, with a focus on Market Rate Communities and/or Senior Communities.
    • Proven track record of leadership and team management, with excellent interpersonal and communication skills.
    • Strong analytical abilities and strategic thinking, with a deep understanding of market dynamics and pricing strategies within these communities.
    • Proficiency in property management software and Microsoft Office Suite. Yardi experience is a plus.
    • CAM (Certified Apartment Manager) certification is a plus.
    • Knowledge of relevant laws and regulations pertaining to property management and real estate.
    • Bachelor's degree in Business Administration, Real Estate, or a related field preferred.
