Commercial Mortgage Servicing (CMS) is a division of Structured Real Estate and Specialized Lending & Investment businesses within Wells Fargo’s Commercial Real Estate platform.     The Data Stewardship, Analytics & Reporting Team (a division of CMS) is seeking a member for the Rating Agency and Investor Relations Team in Charlotte, NC. The Team manages Rating Agency and Investor inquiries, including requests from named Deal Participants for CMBS deals where Wells Fargo is named Master or Special Servicer.  This position serves a crucial role in the surveillance and reporting of the financial operating condition of commercial properties to the CREFC community (ie: Rating Agencies, Trustees, Special Servicers, and Asset Managers). Reporting accuracy, completeness, and timeliness are key success factors. Some of the major tasks include, but are not limited to:

    In this role, you will:

    • Review and analyze moderately complex business, operational, or technical challenges that require an in-depth evaluation of variable factors

    • Collaborate and consult with peers, colleagues and mid-level managers to resolve issues and achieve goals and participate in projects

    • Correspond with external parties to gather, analyze and communicate information related to borrower/property credit performance, as well as providing rent rolls, operating statements, property inspections and other information

    • Communicate with assigned Rating Agencies on non-17G-5 deals during their Deal Review and on-going surveillance process

    • Adhere closely to the Dodd-Frank regulation governing communication with assigned Rating Agencies and Information Providers on 17G-5 deals to fulfill Rating Agency requests during their Deal Review and on-going surveillance process

    • Work closely with Asset Management, Defeasance & Special Servicing Teams on Rating Agency Consent (RAC) matters as needed

    • May manage access to the Investor/Rating Agency View of CMS View and help users navigate CMS View

    • May interact with Controlling Class Representative (CCR) certificate-holders and prospective certificate-holders in CMBS and CLO/CDOs, including the holders and potential holders of all classes of bonds senior in priority to the Controlling Class

    • Work in conjunction with Data Stewardship, Analytics & Reporting Team’s internal business partner, Wells Fargo India (WFI), to ensure efficiency and quality standards are achieved in a collaborative manner.

    Required Qualifications, US:

    • 2 years of Transactions and Processing experience, or equivalent demonstrated through one or a combination of the following: work experience, training, military experience, education


    Desired Qualifications:

    • 2 years of commercial real estate, mortgage banking, or mortgage loan servicing experience

    • Strong analytical skills with high attention to detail and accuracy including strategically analyzing data and diagnosing opportunities/interventions

    • Familiarity with commercial real estate loan documents as well as pooling and servicing agreements

    • Familiarity with financial statement analysis

    • Excellent verbal, written, and interpersonal communication skills

    • Ability to prioritize work, meet deadlines, achieve goals, and work under pressure in a dynamic and complex environment

    • Outstanding problem solving and decision making skills

    • Ability to work effectively, as well as independently, in a team environment

    • Intermediate Microsoft Excel skills

    • Intermediate Microsoft PowerPoint skills


    Job Expectations:

    • Expected to physically work in office 4 days of the week, in-line with CIB (Corporate & Investment Banking) policy which may be subject to change.
