Regional Property Operations Manager manages the day-to-day operations for a property or portfolio of properties. Responsible for coordinating routine and emergency maintenance, selecting and managing contractors, and leading property improvement projects. Being a Regional Property Operations Manager develops financial and business plans for profitable property ownership. Oversees budgets, lease administration, and tenant service delivery. Additionally, Regional Property Operations Manager may initiate or assist with the buying and selling properties in the portfolio. Requires a bachelor's degree. Typically reports to senior management. The Regional Property Operations Manager typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Regional Property Operations Manager typically requires 3+ years of managerial experience.     S2 Residential has an opening for a Regional Property Manager/Director of Operations who will be responsible for managing a portfolio of properties in North Carolina.  This position will be based at our S2HQ in NC and will require travel.  At S2, we invest heavily in our teams and communities and want a Director of Operations who will partner with our PM’s in driving the successful day-to-day financial, administration, marketing, sales and maintenance operations of your portfolio of communities while striving to meet our customer experience expectations.  

    Our ideal candidate is someone who exemplifies our core values. The Director of Operations will pursue property, team, and individual growth and will lead their portfolio to achieve goals and objectives. Qualified candidates will have a minimum of 3 years’ experience as a District or Regional Manager within the multifamily industry and possess the following:

    • Must thrive on challenges, be an inspiration to others and love what you do!
    • ResMan experience a plus but not required.  
    • Skilled in reading, understanding and analyzing financial data, budgets and market survey’s
    • MS Office Suite a must
    • Ability to travel to properties in portfolio
    • A valid driver’s license required
