Regional Property Operations Manager manages the day-to-day operations for a property or portfolio of properties. Responsible for coordinating routine and emergency maintenance, selecting and managing contractors, and leading property improvement projects. Being a Regional Property Operations Manager develops financial and business plans for profitable property ownership. Oversees budgets, lease administration, and tenant service delivery. Additionally, Regional Property Operations Manager may initiate or assist with the buying and selling properties in the portfolio. Requires a bachelor's degree.   • FSI is looking to hire a Regional Operations Manager to join our team.

    Job Summary

    The Regional Operations Manager provides management and technical support to all contracts within the assigned region. Serves as the primary operational point of contact for the Contracting Officer and the Project Manager. Coordinates the administration with the corporate administrator and financial matters with the corporate office.

    Responsibilities Other duties may be assigned.

    • Responsible for the profitability of all projects within their assigned region. Interacts with customers, contractors, and other FSI elements.
    • Prepares regional budgets and profitability projections.
    • Reviews, and approves costs, plans and estimates and schedules for construction, modification, maintenance, and repair of facilities.
    • Reviews and maintains policies and procedures for each project site.
    • Conducts monthly job project performance reviews with each Project Manager.
    • Serves as the primary corporate spokesperson for the operation of the projects.
    • Develops productivity and efficiency models for each project and briefs monthly.
    • Assures all projects meet or exceed established Quality Standards.
    • Conducts quarterly visits to each contract site in assigned region and conducts productivity audits and performance review.
    • Prepares and conducts annual performance reviews with each Project Manager.
    • Provides marketing information for the region to the Business Development Director.
    • Assures each project site is in compliance with all safety and environmental regulations.
    • Assures all violations are reported and investigated.
    • Assures all sites implement Equal Employment Opportunity Program’s goals and objectives.

    Education & Work Experience Requirements

    The following knowledge is required:

    • Knowledge of maintenance management practices.
    • Proven ability to analyze and manage large operation and maintenance programs. Ability to develop O&M Plans and Procedures.
    • Ability to communicate orally and in writing.
    • A minimum of 10 years’ experience in the plant operation and maintenance industry as a Project Manager or executive level position with a General Contractor or equivalent Government agency.
    • Knowledge of business and management principals involved in strategic planning, resource allocation, human resources modeling, leadership technique, production methods, and coordination of people and resources.
    • Knowledge of principals and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.

    Although not required for the position, the following knowledge is preferred:

    • Knowledge of laws, legal codes, court procedures, precedents, government regulations, executive orders, agency rules, and the democratic political process.
    • Knowledge of principles and procedures for personnel recruitment, selection, training, compensation and benefits, labor relations and negotiation, and personnel information systems.
