    Location: Chesterfield, Virginia

    Job Description: Seeking an onsite Regional or an Experienced Apartment Property Manager with Yardi experience for Apartment portfolio currently consisting of 480 units in Chesterfield County. Hands on Manager will be onsite and must be organized with excellent time management and leasing skills, understand budget and accounting, have strong interpersonal skills, understand Landlord-Tenant laws, have the ability to handle clerical and administrative tasks, enforce property rules, oversee market advertising, handle and process delinquencies and collection process, manage and adjust market rent pricing, address Tenant complaints, and development and monitoring of company policies. Manager to work with office staff to accomplish dynamic work processes and Maintenance Supervisor to handle work orders and turns in an orderly and efficient manner. The manager will be responsible for reporting and working directly with ownership.

    Primary Responsibilities, including but not limited to the following:

    • Assisting in budget preparation as well as maintaining expenses within the budget guidelines.
    • Ensuring that all rents are collected, posted and deposited on a daily basis.
    • Performing and scheduling all evictions, utility cut off’s and enforcing adherence to all property lease rules and regulations for all residents.
    • Ensuring that scheduling of turnkey units and timely approval of subcontractor and accounts payable invoices for accuracy before processing.
    • Conducting business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other applicable laws.
    • Maintaining occupancy while providing superior customer service to current tenants and prospective tenants.
    • Conducting market surveys as required and creating and implementing marketing plans for ongoing success and high occupancy of community.
    • Managing and overseeing daily operations and all staff members.
    • Preparing and sending notice of returned checks, late rent reminders, and other correspondence as necessary.
    • Generating detailed financial month end reports.
    • Resolving resident complaints, answering resident questions, and monitoring the resolution of resident concerns.
    • Performing other duties as necessary to meet the needs of residents, the property and management
    • Reviewing and approving all leasing application files in accordance with company policies.

    Position Requirements:

    • Upbeat, focused team player who can maintain a fun work atmosphere while achieving company goals.
    • Ideal candidates should have a minimum of five (5) years’ experience in the multifamily industry.
    • Ability to take on a fast-paced work environment, multi-task, and handle interruptions while remaining focused on deadline-based tasks. Attention to detail and organization are fundamental to performing this role.
    • Candidates must have strong communication skills, both written and oral, and possess a can-do work ethic. Must be highly motivated, enthusiastic, and exhibit leadership skills. Customer service skills and computer proficiency are required.
    • Proficient in Yardi Voyager
    • Previous experience in fiscal reporting, creating budgets, and being financially savvy.
    • High school diploma or equivalent.
    • Bi-lingual a plus

    Typical Work Schedule is Monday – Friday 8:30 a.m. to 5:00 p.m. We offer a competitive salary, as well as health insurance, dental insurance, life insurance, short-term disability, and a 401K plan.

    Pay: $60,000.00 - $74,000.00 per year
