Regional Property Manager - South Louisiana
We are seeking a dedicated and experienced Regional Property Manager to oversee our property management operations in South Louisiana. The successful candidate will play a pivotal role in maintaining and enhancing the value of our properties while delivering exceptional resident experiences. The ideal candidate should possess a deep understanding of property management practices, with specific expertise in OneSite software.
**Responsibilities: **
- Oversee the day-to-day operations of a portfolio of residential properties in South Louisiana, ensuring the efficient and effective management of all aspects of the properties.
- Lead a team of property managers and support staff, providing guidance, training, and performance feedback to ensure high levels of productivity and service quality.
- Collaborate with leasing teams to optimize occupancy rates and rental income, implementing strategic marketing and leasing initiatives.
- Develop and maintain strong relationships with property owners, stakeholders, and residents, addressing concerns, resolving issues, and ensuring tenant satisfaction.
- Monitor financial performance by analyzing budgets, generating financial reports, and implementing cost-effective measures to achieve revenue and expense targets.
- Utilize OneSite property management software to streamline operations, track leasing and maintenance activities, and maintain accurate and up-to-date records.
- Conduct regular property inspections to assess physical conditions, identify maintenance needs, and ensure properties are well-maintained and compliant with company standards.
- Implement and enforce property policies, procedures, and regulations, ensuring compliance with local, state, and federal laws.
- Collaborate with maintenance teams to develop and execute preventive maintenance plans, addressing repair and maintenance issues promptly.
- Stay updated on market trends, industry best practices, and regulations relevant to property management, incorporating this knowledge into operational strategies.
- Bachelor's degree in Business Administration, Real Estate, or a related field (preferred).
- Proven experience as a Property Manager or Regional Property Manager with a minimum of [5] years of experience in the real estate industry.
- Proficiency in using OneSite property management software is essential.
- Strong leadership skills with a demonstrated ability to lead, motivate, and develop a high-performing team.
- Exceptional communication and interpersonal skills, with the ability to build rapport with residents, property owners, and team members.
- In-depth knowledge of property management principles, leasing procedures, and relevant regulations.
- Solid understanding of financial analysis, budgeting, and expense control.
- Detail-oriented mindset with excellent organizational and problem-solving abilities.
- Ability to adapt to a fast-paced, dynamic environment and manage multiple priorities simultaneously.
- Valid driver's license and reliable transportation for travel between properties as needed.
