As a part of the Construction Team, you will work directly with our Director of Construction and Area Construction Managers.

    Daily Scope:

    The Construction Manager is responsible for all daily actions that occur in the field. They must have boots on the ground and be in their houses daily. They schedule and execute tasks from the release of the job until the completion of all orientation items. Roles include customer service and interactions, variance cost control, quality assurance, job durations, and Final Home Delivery.

    Daily Tasks:

    • Responsible for scheduling daily operations. (Trades/Suppliers, QA/City Inspections, Closing Setup)
    • Every House, Every Room, Every Day.
    • Update Schedules in Build Pro.
    • Verify that houses are ready for all scheduled Inspections and Closings.
    • Verify and communicate the results of all City Inspections.
    • Confirm Material deliveries…Right product, Right amount, and Right location.
    • Variance Cost Control—To include Requesting, Validating and Submitting Accurate EPO’s and assessing back charges as necessary. Ensure clear descriptions on all EPOs.
    • Neighborhood Presentation---Includes Job Site Cleanliness, Vacant Lots, Clean Streets, and Flintrock Signage.
    • Maintaining SWPPP preventions and holding trades/suppliers accountable for damaging SWPPP controls and debris/mud in the streets.
    • Theft prevention—Ensure Deliveries on confirmed dates of labor arrival. Secure all homes at the close of business. Track Excess material for pick up and credit.
    • Completion of all items on QA Reports, NHO’s and Pre-Closing.
    • Communicate to ACM any issues not being resolved at the CM level after proper IDS within an adequate timeframe.
    • Mitigate risk and enforce standard safety practices.

    Additional Expectations:

    • Excellent Customer Communication
    • Excellent Neighborhood Team Communication (Sales, QAM, Warranty)
    • Review plans, sales details, specifications and Subdivision Standard Features.
    • Track the following items: WIP & Durations.
    • Understanding and awareness of Closing Projections.
    • Proactively forecasting issues that delay new home orientations, pre-closing meetings & closings.

    Qualifications:

    • Associate’s Degree or relevant certification. Bachelor’s degree in construction management, civil engineering, architecture, or a related field preferred.
    • Familiarity with construction or project management software.
    • Ability to lead and motivate a team of workers, subcontractors and suppliers.
    • Excellent communication skills. (Spanish Speaking would be great)
    • Strong problem-solving and organizational skills.
    • Attention to detail.
    • OSHA certification.
    • Ability to work independently.
    • Valid driver’s license and a dependable vehicle.

    Pay Structure:

    In addition to the salary, each construction manager will receive a $ 1,500-a-year allowance for tires and oil changes and up to $600 monthly in available gas charges for business-related travel.
