Residential Property Manager manages the daily operations of one or more residential properties or communities. Oversees sales/leasing, tenant relations, maintenance, and other support activities. Being a Residential Property Manager may be responsible for managing property budgets, collections and/or property improvement initiatives. May require a bachelor's degree in related area. Additionally, Residential Property Manager typically reports to a head of a unit/department. The Residential Property Manager supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/ production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Residential Property Manager typically requires 3-5 years experience in the related area as an individual contributor.     Salary Range: $35-40/hr

    FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.

    Job Responsibilities

    The Property Manager ("PM") works with a MarWest Commercial client near the City of Alhambra, CA, to carryout temp duties including working to update financials within the client's Yardi system, to ensure financials and data corresponds with executed leases. The Property Manager also created and sends letters to tenants, explaining rent step-ups and account corrections, as approved by client. A successful PM is a self-accountable, well-organized, proactive person who takes pride in the appearance of the property and enjoys building relationships with owners and tenants. The PM "owns" the client relationship and is responsible for understanding and meeting client expectations. The PM enjoy a high degree of autonomy if they remain service-oriented, manage and execute on daily tasks in a prompt manner, are accessible and accountable. PM's receive support from other Accounting Staff, Regional Leaders, IT and Senior Leadership.


    Essential Duties & Responsibilities

    • Deep understanding of and ability to interpret leases.
    • Monitor the financial position of the property within Yardi and present detailed, professional financial reports
    • Assess and monitor property needs: identify opportunities for improved communication or service delivery methods. Implement programs or improvements.
    • Must be able to confidently and clearly communicate directly with clients
    • Must have reliable transportation
    • Other duties as assigned

    • Ensure all safety precautions are followed while performing the work.
    • Follow all policies and Standard Operating Procedures as instructed by Management.
    • Perform any range of special projects, tasks and other related duties as assigned.

    Education & Experience

    • 4 or more years property management experience.
    • Active and in good standing California Real Estate License
    • Yardi experience a must

    Knowledge, Skills & Proficiencies
    To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required.

    • Strong written and verbal communication skills.
    • Must be an "active" listener who can anticipate issues and drive for mutually satisfactory resolution.
    • Working knowledge of Microsoft Applications, especially Word and Excel.
    • Efficiently work using a computer including various programs
    • Service oriented mindset, with multi-tasking abilities and flexible, resilient attitude.

    • Valid Driver's License and State Mandated Vehicle Insurance

    • Must be able to lift 25lbs.
    • Must be able to sit for extended periods of time.
    • Must be able to stand for extended periods of time.
    • Must be able to communicate both on the phone and in person with our clients in order to resolve issues and manage the business.
    • Must have finger dexterity for typing/using a keyboard.
    • Must be mobile enough to move around both the office in order to make copies, send mail and faxes and to walk around the property. This could include lengthy walks in uneven areas.
