Residential Property Manager manages the daily operations of one or more residential properties or communities. Oversees sales/leasing, tenant relations, maintenance, and other support activities. Being a Residential Property Manager may be responsible for managing property budgets, collections and/or property improvement initiatives. May require a bachelor's degree in related area. Additionally, Residential Property Manager typically reports to a head of a unit/department. The Residential Property Manager supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/ production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Residential Property Manager typically requires 3-5 years experience in the related area as an individual contributor.     Overall Position Summary:
    • Manage property for Owners and GC Real Estate Partners (GCRE) by performing duties personally or through direct reports.
    • Maximize occupancy, collections, physical appearance and resident retention.
    • Control expenses within or below budget.
    • Establish and maintain a pleasant atmosphere and relations with the residents of your community. Maintain visibility, professionalism and rapport.
    • Responsible for all of the day-to-day operations of the property.

    Essential Functions:
    • Become familiar and knowledgeable of federal, state, and local laws and regulations as they relate to the management of the property and the needs of the residents.
    • Work with residents in establishing good communications and a resident retention program. Resolve resident issues in a fair and timely fashion.
    • Read and follow the GCRE property handbook.
    • Read and follow the procedures of the GCRE Employee Handbook. Make sure all staff members have the handbook and understand it.
    • Fair Housing Law must be adhered to when dealing with residents, staff, vendors etc. at all times.

    Monetary Issues:
    • Assist with collections procedures - knock on doors or make follow up collections calls as requested by GCRE.
    • Purchase approved items and to keep a reasonable, but limited, amount of supplies on hand.
    • Work within an established budged and notify the Portfolio Property Manager of any possible variations immediately.

    Marketing and Leasing:
    • Market and lease apartments.
    • Sign lease agreements with new tenants moving into the property.
    • Take phone calls for leasing inquiries. Scheduling tours with prospective residents.
    • Conducting tours of the building with potential tenants with the goal of fully leasing out the property.
    • Follow AppFolio protocols and procedures for online guest cards, application processing and lease executions.
    • Always making 100% effort to achieve the highest performance and maximum building occupancy.

    Human Resources:
    • Act as a liaison between GCRE corporate staff and other on-site caretaking and maintenance personnel.
    • Meet with caretaking and maintenance staff regularly to go over relevant business, including discussions of upcoming turnovers and work performance.

    Physical Property Responsibilities:
    • Conducting move in walk throughs and new resident orientation with all tenants moving into the property.
    • Coordinate pre move out inspection walk through with each unit who will be vacating at least 30 days prior to their vacate date.
    • Ensure all maintenance requests are handled promptly and efficiently.
    • Continually inspect the property and making recommendations for improvements to GCRE.
    • Walk all vacant units weekly.
    • Maintain the property in a clean and presentable condition at all times.
    • Walk the grounds and common areas every day.
    • Supervise all outside contractors or vendor working on the property to ensure quality workmanship and that the work is completed as outlined in the contracts.

    Supervisory Responsibilities:
    • Supervise all onsite staff including caretakers, maintenance or other office staff.
    • Establish schedules and assign necessary personnel needed to properly manage and maintain the community for routine maintenance and cleaning.
