Residential Property Manager jobs in New Mexico
Residential Property Manager manages the daily operations of one or more residential properties or communities. Oversees sales/leasing, tenant relations, maintenance, and other support activities. Being a Residential Property Manager may be responsible for managing property budgets, collections and/or property improvement initiatives. May require a bachelor's degree in related area. Additionally, Residential Property Manager typically reports to a head of a unit/department. The Residential Property Manager supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/ production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Residential Property Manager typically requires 3-5 years experience in the related area as an individual contributor. The Property Manager is responsible for directly managing all aspects of their assigned residential properties. As a successful Property Manager, your goals are to maintain high occupancy rates, maximize profitability, and maintain a high level of satisfaction for both the property owner and tenant. Responsibilities
- Advertise vacant properties
- Show properties to prospective tenants and inform them of all available amenities
- Hold open houses
- Qualify prospective tenants using background checks and references
- Accept rental payments and provide receipts
- Respond to tenant inquiries
- Maintain deep knowledge of the local market and housing trends
- Negotiate leasing terms and close deals
- Inspect properties on a regular basis and schedule necessary maintenance/repairs
- Provide administrative support and other duties as assigned
- Follow all Equal Housing Opportunity guidelines, local laws, and company policies
- Proven working experience in property management
- High school diploma/GED required
- Real Estate License preferred
- Deep understanding of real estate law and leasing practices
- Up-to-date on the local real estate market
- Excellent communication, negotiation, and sales skills
- Experience with property management software preferred
- Spanish speaking preferred
