Job Overview:
We are seeking a highly motivated and experienced Property Manager to oversee the daily operations of our properties. The Property Manager will be responsible for ensuring the efficient management of properties, maintaining tenant satisfaction, and maximizing property occupancy.
Responsibilities:
Tenant Relations:
● Respond to tenant inquiries, concerns, and complaints promptly and professionally.
● Coordinate lease agreements, renewals, and terminations.
● Conduct regular inspections of rental units to ensure compliance with lease agreements and property standards.
Property Maintenance:
● Coordinate and oversee maintenance and repair work as needed.
● Schedule routine inspections and maintenance tasks for common areas, facilities, and equipment.
● Source and manage contractors and vendors for maintenance and repair services.
Rent Collection and Financial Management:
● Monitor rent payments and ensure timely collection.
● Oversee budgeting, financial reporting, and expense management for assigned properties.
● Implement strategies to maximize revenue and minimize expenses while maintaining property value.
Leasing and Occupancy Management:
● Advertise vacant units and coordinate with marketing efforts to attract prospective tenants.
● Screen rental applicants, conduct background checks, and process lease agreements.
● Monitor occupancy levels and develop strategies to optimize rental income and minimize vacancy rates.
● Recruit and onboard prospective properties, owners and tenants.
Legal and Regulatory Compliance:
● Stay informed about local, state, and federal laws and regulations related to property management.
● Ensure compliance with fair housing laws, building codes, and other relevant regulations.
● Address legal issues and disputes with tenants in accordance with company policies and legal requirements.
Licensing:
● Obtain a Missouri Real Estate License. License is to stay in good standing with the MREC. All licensing and continuing education fees are to be paid by property manager unless otherwise agreed to in writing.
Requirements:
- Previous experience as a Property Manager or similar role
- Proficiency in property management software (e.g., OneSite)
- Strong knowledge of Fair Housing regulations and other relevant laws
- Excellent conflict management and problem-solving skills
- Ability to effectively communicate with tenants, vendors, and team members
- Experience with office administration, contract management, and legal administrative tasks
- Customer relationship management skills to build positive tenant relationships
- Strong negotiation skills for lease agreements and vendor contracts
- Familiarity with Section 8 housing programs is a plus
