Right of Way Manager oversees the organization's operations and activities regarding the need for additional land or office space. Researches, negotiates and elects to purchase short- and long-term lease of land agreements and right of way for construction that meet the organization's goals. Being a Right of Way Manager oversees all land related legal issues, including transfers of titles and deeds, construction, mortgage concerns, and zoning. Makes resolutions and other legal forms related to land acquisitions. Additionally, Right of Way Manager may require a bachelor's degree. Typically reports to a head of a unit/department. The Right of Way Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. Extensive knowledge of department processes.     At the Operational and Company Level 

    • Interact with multiple departments and peers within the organization and participate in intern program learning and development opportunities.

    Do the Work 

    • Conduct research and due diligence related to land acquisition.
    • Prepare various documents and agreements.
    • Communicate with landowners and developers.
    • Learn negotiation strategies for obtaining signatures on various documents on behalf of clients.

    Education, Work Experience, Licensure/Certifications, and Technical Requirements

    • High School Diploma, GED, or equivalent commensurate experience required.
    • Enrolled in a 4-year college degree program focused in land management/energy land management, real estate or related discipline.
    • Comfortable and skilled communicating with landowners by phone and in person.
    • Must be at least 18 years old. 
    • Proficient in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).
    • Must hold a valid state driver’s license and successfully pass a motor vehicle check.

    Physical Demands and Working Environment

    • Partially indoor professional office environment which may include exposure to bright/dim light, noise, fumes, odors, and traffic.
    • Partially outdoor work environment which may include exposure to adverse weather conditions, varying temperatures, excessive noise, potential hazards, near equipment/machinery, and on rough, uneven, rocky or slippery surfaces.
    • Mobility around an office environment.
    • Frequent and prolonged use of standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
    • Mobility around a job/construction site to include walking, bending, crawling, climbing, squatting, or kneeling and wearing of required Personal Protective Equipment (PPE).
    • Frequent and prolonged use of data collection equipment and/or drones, necessitating walking the assigned study area to complete data collection over the course of several hours. 
    • Primarily local travel during the business day.
    • Occasional lifting or carrying up to 20 pounds.
    • Occasional pushing or pulling up to 20 pounds.
    • Occasional reaching outward or above shoulder.
