Right of Way Manager oversees the organization's operations and activities regarding the need for additional land or office space. Researches, negotiates and elects to purchase short- and long-term lease of land agreements and right of way for construction that meet the organization's goals. Being a Right of Way Manager oversees all land related legal issues, including transfers of titles and deeds, construction, mortgage concerns, and zoning. Makes resolutions and other legal forms related to land acquisitions. Additionally, Right of Way Manager may require a bachelor's degree. Typically reports to a head of a unit/department. The Right of Way Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. Extensive knowledge of department processes. We’ll provide on the job training, and we’re more interested in your potential than just your past experience. The selected candidate will work out of their home office but must be located within a 50-mile radius of Burlington, NC.

    What you will be doing:

    As a Right of Way Agent, you will be acquiring easements for large distribution line projects. These projects will bring a more reliable power source to communities through construction or upgrade of power lines. This includes negotiating with property owners, preparing real estate documents, performing property research, ensuring compliance, and providing administrative support.

    Minimum Requirements:

    • No prior right of way experience, this position is for our training program
    • Minimum of two (2) years prior experience in a field that involves negotiation, such as:
      • Real estate, paralegal, banking, mortgage, title, appraisal, mediator, social work, relocation, outside sales, construction management, survey, environmental, sports administration, or civil engineering
    • Active North Carolina Real Estate License
      • License must be hung with ORC*
    • Active North Carolina Notary or ability to obtain within 90 days of hire
    • North Carolina resident
    • Must be proficient with MS Office Suite, specifically:
      • Excel - able to add/delete rows and columns, sort and filter, search for data within a workbook and other basic formatting
      • Word – must be able to format documents and letters, and track changes made to documents; must be able to upload documents into a shared online database, such as Dropbox or equivalent
      • Outlook – create/maintain outlook calendar; effectively sort and organize outlook emails
    • Must have an iOS or Android smartphone to be able to access ORC's systems
    • Valid Driver’s License

    Physical Requirements: English language proficient. While performing the duties of this job, the employee is regularly required to clearly communicate and exchange information in person, via phone and email. Substantial repetitive movements of the wrists, hands and/or fingers due to high computer usage and typing. Expected to spend long spans of time in front of a computer screen. Able to read, understand and interpret department related documents and data. The employee is required to move about inside the office to access files, office equipment and to interact with other members of the staff. This role requires the employee to occasionally travel to meet with clients or vendors which involves time driving; sometimes for long durations. While meeting with clients and vendors, will need to be outdoors traversing different types of landscapes. May be exposed to the elements (heat, rain, snow, cold).
