Researches, negotiates and elects to purchase short- and long-term lease of land agreements and right of way for construction that meet the organization's goals. Being a Right of Way Manager oversees all land related legal issues, including transfers of titles and deeds, construction, mortgage concerns, and zoning. Makes resolutions and other legal forms related to land acquisitions. Additionally, Right of Way Manager may require a bachelor's degree. Typically reports to a head of a unit/department. The Right of Way Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. Extensive knowledge of department processes. POSITION SUMMARY :
MPL's ROW Specialist roles and responsibilities include : establishing and maintaining positive relations with landowners;
negotiating agreements and enforcing land agreements in place; working with landowners, commercial businesses, contractors and other company personnel in assuring that Company assets are protected.
KEY RESPONSIBILITIES :
Serve as principal contact for land management for acquiring property, securing agreements and negotiating settlements.
Administrate planned and unplanned encroachments, including enforcing and interpreting various agreements and easements, and enforcing restrictions on rights / privileges to the landowner.
Assure compliance with existing agreements; interfaces with field personnel, Law and MPL Management on various issues regarding executed agreements.
Assist in property and pipeline system sales / disposal. Represents MPL on industry boards to influence and emphasize land use philosophy and damage prevention activities.
Serve as contact for community relations, compensation, and claims handling within the Incident Command Structure for Company emergency response efforts.
Position Requirements
Degree : Bachelors (Preferred but not required)
Major Discipline : Business (Preferred but not required)
Required : Land and / or Pipeline Operations experience (minimum of 5 years).
Computer Proficiencies : Individual must have strong PC proficiency, including Excel and Word.
Driving is an essential function of the job and a Valid Class C Driver License is Required.
