Right of Way Manager oversees the organization's operations and activities regarding the need for additional land or office space. Researches, negotiates and elects to purchase short- and long-term lease of land agreements and right of way for construction that meet the organization's goals. Being a Right of Way Manager oversees all land related legal issues, including transfers of titles and deeds, construction, mortgage concerns, and zoning. Makes resolutions and other legal forms related to land acquisitions. Additionally, Right of Way Manager may require a bachelor's degree. Typically reports to a head of a unit/department. The Right of Way Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. Extensive knowledge of department processes. Canacre works on large-scale wind and solar power projects, high-voltage transmission lines, pipeline projects, municipal roads projects, and groupings of cellular towers and rooftop antennas.

    As a member of the Canacre Land Services team the Right of Way Agent is responsible for negotiating and acquiring real property interests and agreements on single or multiple projects for site acquisition in the infrastructure sector. The Right of Way Agent plays a key role in representing Canacre and clients at public hearings, project meetings and meeting with landowners. The Right of Way Agent acts as the liaison between the client and the general public to continuously deliver top quality communications and results. Travel may be required. 

    In addition, your role will be to:

    • Provide site acquisition expertise to clients and/or construction personnel
    • Negotiate various types of land-use agreements with private landowners and special interest groups
    • Communicate and deliver project information to landowners, special interest groups and the community as a whole 
    • Liaise with owners of interests in land regarding the acquisition of real property rights, amendments of rights, notifications of entry, settlement of claims and other matters
    • Purchase property by negotiating with the property owners, analyzing property appraisals, and making recommendations to the client using real estate practices, legal concepts, governmental standards, and regulations
    • Estimate areas of potential damage in advance of construction and accumulate information as to damages occurring during construction 
    • Prepare packages for condemnation proceedings, assisting the client’s attorney, and serving as an expert witness in mediation or trial if the negotiation process fails
    • Represent clients and Canacre in community/stakeholder meetings
    • Review and understand legal agreements, site plans and large-scale project layouts    
    • Review projects for compliance with company policies and standards, reviews and prepares written settlement justifications, works to resolve title related issues, negotiates agreements for fee simple and easement interests, and assists and completes eminent domain preparation work as needed
    • May be responsible for Right of Way operations and maintenance
    • Perform quality assurance and compliance with project work plans
    • Provide business development and proposed project leads to Business Development

    Qualifications:

    • Associate degree or two years of college in Real Estate, Land Acquisition or similar or equivalent combination of education and industry experience
    • Minimum 3 years Right of Way experience working on transmission projects
    • Ability to work both independently and collaboratively in a fast-paced, deadline driven environment 
    • Must be able to work effectively and professionally with internal and external customers, including clients, vendors and others
    • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public
    • Excellent oral, written communication and presentation skills
    • Must be able to write clearly and concisely to prepare reports, specifications, and correspondence
    • Diverse and extensive knowledge and technical competence in real estate and right of way acquisition
    • Intermediate computer skills and familiarity with general computer operation
    • Intermediate software skills with all Microsoft Office applications
    • Ability to learn new computer programs rapidly
    • Capacity to be flexible, multi-task and maintain a great attitude
    • Ability to be a team player
    • Familiarity with large-scale municipal commercial construction preferred
    • Ability and willingness to move rapidly from place to place and meet timeline constraints
    • Must have valid driver’s license
    • Must have Maine Real Estate License 
    • Accreditation, membership and certifications from the IRWA, REIC, OREA, AIC, NAIOP preferred
    • SR/WA designation preferred

    Pay: $60,000 - $90,000 per year (Note: Applicants falling within the stated range is dependent on a variety of factors including geographic location, level of experience, etc.)
