Right of Way Manager oversees the organization's operations and activities regarding the need for additional land or office space. Researches, negotiates and elects to purchase short- and long-term lease of land agreements and right of way for construction that meet the organization's goals. Being a Right of Way Manager oversees all land related legal issues, including transfers of titles and deeds, construction, mortgage concerns, and zoning. Makes resolutions and other legal forms related to land acquisitions. Additionally, Right of Way Manager may require a bachelor's degree. Typically reports to a head of a unit/department. The Right of Way Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. Extensive knowledge of department processes.     Percheron is currently looking for experienced Right of Way Acquisition Agent in supporting electric powerline acquisition efforts in the La Junta, CO area
    Per diem is available for agents that qualify.




    Job Requirements:
    • 3 years Minimum Right of Way Acquisition experience. (Electric Powerline Transmission experience a plus)
    • Skills – Ability to effectively negotiate with private landowners and governmental agencies for the acquisition of various land rights for construction, operation and maintenance of existing and new facilities, including but not limited to, fee simple, easements, leases, temporary workspace agreements, licenses, permits and ordinances.
    • Ability to plan and organize workload, adjusts to changing priorities, and work well under pressure with minimal supervision.
    • Perform internal and external due diligence to ensure accuracy and completeness of land rights or to identify and bring forward deficiencies requiring curative action.
    • Serve as liaison with landowner/ tenant on ownership, easement rights, damage claims and access issues.
    • Effectively use Owner’s established policies, procedures, processes to perform work.
    • Represent company at public meetings before governmental agencies such as municipalities, zoning boards, townships, county commissioners and similar organizations.
    • Basic knowledge of settlement instruments and contract terms.
    • Solid understanding of Eminent Domain and the process
    • Proficient with Microsoft Office Suite of Applications (ie.e. Word and Excel.)
