    The Pricing and Revenue Management Analyst is a newly created role designed to support the Asset and Property Management teams. You will play a crucial role in maximizing the financial performance of our portfolio. The position involves analyzing and interpreting financial data, monitoring market trends, and implementing revenue strategies to optimize property income. The Pricing and Revenue Management Analyst will collaborate with cross-functional teams, property managers, and senior leadership to drive revenue growth and enhance overall property value. The ideal candidate will have superior attention to detail and be willing to contribute to a growing team while learning from senior members of the organization.

    What will you do?

    • Collect, organize, and analyze both quantitative and qualitative data related to rental rates, competitor position, and market demand
    • Monitor and adjust pricing through automated systems or manual intervention as needed based on factors such as demand, occupancy levels, and competitor pricing
    • Collaborate with asset and property management teams to develop pricing strategies aligned with market conditions and business objectives
    • Generate regular reports summarizing leasing performance, variance analysis, market trends, and key performance indicators
    • Develop and maintain financial models to assess the impact of various pricing scenarios on property performance
    • Review and monitor marketing channels to ensure accurate and updated pricing is reflected to the market
    • Stay abreast of market trends, competitor position, and pricing dynamics to inform pricing decisions
    • Monitor new development leasing progress against business plans, making recommendations and changes as needed
    • Collaborate with other analysts and departments to integrate pricing considerations into broader business strategies
    • Identify opportunities for process improvements in pricing methodologies and data analysis
    • Stay updated on industry best practices and incorporate innovative approaches to enhance pricing strategies
    • Pivot, roll up your sleeves and jump in where needed!

    Who you are – We’d love to hear from you if you if you have the following:

    • Bachelor's degree in Finance, Real Estate, Economics, or a related field
    • Minimum 2 years experience working in pricing analysis within the real estate industry
    • Strong analytical skills with proficiency in financial modeling and data interpretation
    • Familiarity with property management software and revenue management systems
    • Experience with revenue management software
    • Are proficient with relevant technology (e.g. Microsoft Office, AppFolio, Outlook) and can easily adapt to changing technology
    • Excellent communication and presentation skills.
    • Ability to work collaboratively in a team environment.
    • Detail-oriented with a focus on accuracy and data integrity

    Some additional things you will need:

    • Valid driver’s license and dependable vehicle. Limited in-town usage of personal vehicle for errands, any out-of-county personal mileage reimbursed at the Federal rate
    • Availability to work longer hours and weekends during peak times for your department

    Physical and Environmental Requirements:

    • Executes tasks independently, Maintains concentration/focus on tasks
    • The ability to communicate information and ideas so others will understand. Must be able to exchange accurate information in these situations.
    • The ability to observe details at close range (within a few feet of the observer).
    • Occasionally moving objects up to 15 pounds about the office.
    • Ability to communicate orally with customers, vendors, management, and other co-workers.
    • Regular use of the telephone and e-mail for communication is essential.
    • Hearing, vision, and speaking within normal ranges is essential for normal conversations, to receive ordinary information and to prepare or inspect documents.
    • Good reasoning ability is important. Able to understand and utilize management reports, memos, and other documents to conduct business.
    • The job is performed indoors in a traditional office setting. Activities include extended periods of sitting while working at a computer and fast-paced operations and events.
