    Special Information


    • This position is an on-site position which requires the incumbent to complete their work primarily at an NAU site, campus, or facility with or without accommodation. Opportunities for remote work are rare.
    • This position may require working in dirty environments and/or extreme temperatures, requiring strenuous physical labor, restricted movement, air contamination, intense noise, working in proximity of hazardous materials while maintaining safe working practices and standards. An employee may also be required to lift heavy objects.
    • Travel between campus locations is a regular part of the position. Arizona Administrative Code Fleet Safety Policy requires all employees who drive, on university business to pass an online defensive driving course and submit their driver's license number for periodic records review.     • Employees of Facility Services are considered essential staff and must report to work when the university is closed for emergencies. This position is required to participate in on-call, call back duties and snow removal, which can include days, nights, weekends, and holidays. Under established circumstances will respond to emergency dispatch calls within set timeframes Administrative or Campus Living buildings.

    Job Description


    Performs roofing repairs and inspections and assists with installations to ensure appropriate upkeep and maintenance of university buildings. Maintains records of university building information and prepares maintenance reports with information related to university facilities to be used for recommendations. Works in conditions associated with construction and renovation including confined spaces, scaffoldings, extreme weather conditions and requires heavy lifting, kneeling, crawling, climbing ladders, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, and/or loud noises.

    Work Requests and Chargeable Projects - 75%

    • Performs:
      • The duties of respective trade within the guidelines set forth by industry standards.
      • Procedures for common construction use of small and large tools relative to trade.
      • Roof inspections under the current IBC used by NAU.
    • Installation of:
      • Asphalt shingles with Ice and Water shield underlayment.
      • Full, partial replacement, and new installations.
      • Single ply roof systems such as Fibertite. Full and partial replacements and repairs of this type of roof system.
      • Multiple styles of Metal roof systems. Full and partial replacements and repairs of this type of roof system.
      • Waterproof membrane on subterranean stem walls and foundations.
      • Variety of gutter and downspout systems and modifications.
      • Reflective coatings and repairs flood coating.
      • Install light pole banners and perform maintenance.
      • Install bird deterrents.
    • Skylights and solar tubes and perform maintenance.
    • Repairs cracks and blisters; caulks cracks; corrects misaligned tiles and defective flashing.
    • Applies multiple "cold process" overlay and asphalt shingles.
    • Cleans roof surfaces and gutters of debris.
    • Estimate life expectancy of roof systems, create reports identifying these conditions.
    • Moisture-proofs stem walls, foundation walls, and planters.
    • Maintains/replaces all heat tape/mats relative to the roof structure.
    • Removal of nuisance animals
    • Operate a boom lift.
    • Inspects roofs; determines repairs needed.
    • Determines specifications and calculates required materials needed.
    • Reviews and interprets blueprints, drawings, and sketches.
    • Performs skilled journey level work inspecting, maintaining, repairing, modifying and/or altering roofing materials.
    • Identifies the source of roof leaks and damage and makes temporary and permanent repairs; conducts water tests to verify the integrity of completed repairs.
    • Prepares estimates, plans, and manages projects within allotted budgets; ensures that work is in accordance with relevant codes; responds to daily service calls or off-hour emergencies.
    • Demonstrate excellent customer-service skills, possess, and demonstrate strong communication skills, a cooperative collaborative nature along with the desire and ability to motivate staff is an essential trait of this position.
    • Maintains effective communication with coworkers and other maintenance departments and all customers across campus, fostering a team relationship that allows for collaborative problem solving and process improvement.
    • Gathers, analyzes, and reports information related to university building plans to be used for recommendations.
    • Writes reports and communications to provide updated information.
    • Receives and responds to inquiries from campus members regarding NAU roofing policies.
    • Escalates issues and questions to senior staff.
    • Writes reports and communicates to provide updated information to project managers.
    • Receives and responds to inquiries from campus members regarding NAU roofing policies.
    • Effective communication with supervisor, customers and the campus community
    • Attention to nature and scope of work being performed at roof level; special attention to the fall protection standards mandated.

    Equipment Maintenance and Repair - 10%

    • Maintains preventative maintenance records of repair and shop equipment.
    • Maintains and stocks repair materials for all different roofing/gutter systems on campus.
    • Uses hand and power tools as needed.
    • Will follow OSHA safety standards, code requirements, equipment, vehicle maintenance practices, and NAU policy.

    Other - 5%

    • Other duties as assigned.

    Minimum Qualifications


    • High school diploma.
    • 2-3 years of relevant experience.
    • Any combination of relevant education and experience may be substituted for the educational requirement on a year-for-year basis.

    Preferred Qualifications


    • Previous experience working in a higher learning institution, hospital or any other institution.
    • Some international building code certificates.
    • Carpentry and Masonry related skills.

    • Ability to identify potential Asbestos containing materials.
    • Knowledge of Built Up Roof systems
    • Ability to install Built Up Roof systems, requires a crew of four.
    • Ability to install sheathing to code.
    • Ability to diagnose problems and identify locations of leaks.
    • Ability to maintain and establish departmental/university safety rules, policies and regulations related to the efficiency and safe performance of jobs performed by the Carpentry department.

    Background Information


    This position has been identified as a safety/security sensitive position. Therefore, per AZ Revised Statute, Northern Arizona University requires satisfactory results for the following: a criminal background investigation, employment history investigation, degree verification (in some cases) and fingerprinting. Finally, each year Northern Arizona University releases an Annual Security Report. The report is a result of a federal law known as the Clery Act. In addition, the Fire Safety Report is combined with the Annual Security Report for the NAU Flagstaff Mountain Campus as this campus has on-campus student housing. This report discloses fire safety policies and procedures related to on-campus student housing and statistics for fires that occurred in those facilities.     Salary


    Anticipated salary range is $40,000 - $45,000. Annual salary commensurate with candidate's qualifications and related experience.


    FLSA Status


    This position is non-exempt under the Fair Labor Standards Act (FLSA). The incumbent is eligible for overtime pay or compensatory time according to University policy. Further, the employee must submit timesheets that accurately reflect all hours worked.


    Benefits


    This is a Classified Staff (CLS) position. NAU offers an excellent benefit package including generous health, dental and vision insurance; participation in the Arizona State Retirement System; paid vacation and 10 holidays per year; and tuition reduction for employees and qualified dependents. Employees will have 31 days from their start date to enroll in benefits.
