PURPOSE
Supervise and direct foreman and field employees to the successful completion of all projects they are assigned. Must monitor projects from planning to completion, including tasks such as budgeting, scheduling, and subcontractors. Instruct all field employees to follow quality standards, ensure the safety, and work with all field employees to ensure proper production of the construction site.
RESPONSIBILITIES & DUTIES
- Accountability to lead foreman and field employees at multiple sites.
- The goal of completing all projects assigned to you, on time and within budget.
- Attends weekly superintendent’s meetings to discuss manpower on jobs, delegation of new jobs and any job-related problems that are arising.
- Give input on whom would be the most appropriate foreman for a given job.
- Attend the job start up with the foreman, estimator, and the project management team.
- The Superintendent is responsible for buying out the project with subcontractors based on estimated amounts per project.
- Study the print before the startup and know your allowances. If the allowances are not apparent from the takeoff, prompt the estimator to get them for you.
- Check jobs on a weekly basis, more often if the job requires it. At jobsite visits, note the following items:
o Any safety issues that you see, are to be reported to the foreman or safety coordinator, and corrective action recommended.
o Job progress should be noted, and productivity reports should be retrieved from the job site foreman.
o Check the foreman’s logbook.
o Discuss any job problems with the foreman and the estimator.
o Inspect the job quality and report any problems to the foreman for corrective action.
- Establish pay rates for subcontractors based on job estimates. Turn in sub invoices for payment and verify accuracy of billings. Schedule subcontractors to the job. After completion of the job, cross check the quantity of material on job card, versus the quantity the sub billed us before final payment on job.
- Ordering of lead-time materials. A list of lead-time items should be obtained from the estimator/project manager/purchaser and ordered far enough in advance to make sure we have the materials before they are needed on the job site.
- Turn in time sheets on a weekly basis to the payroll department.
- Attend job closeout meetings.
- Maintain a professional and courteous manner, the Superintendent is the main contact with our employees, our customers, and our customer’s employees.
- Take responsibility for your job! If one of your co-workers isn’t doing their job, first pick up the slack, secondly; report it so that corrective action may be taken.
- Supervisor responsibility across multiple jobsites/projects.
- Reports to Department Manager.
