Social Work Manager plans and implements programs to meet the social and emotional needs of patients and patients' families in a health care setting. Develops plans for patient care after release from treatment. Being a Social Work Manager provides social services to patients/clients and their families. Collaborates with physicians, nurses, patients and their families to assess patient social needs and monitor progress of medical treatment. Additionally, Social Work Manager coordinates planning for post-discharge care. Supervises professional staff. Prepares departmental budgets and reports. Requires a master's degree of Social Work. Typically reports to a director. The Social Work Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. Extensive knowledge of department processes.     Lutheran Social Services of Central Ohio is currently seeking a Community Manager for LSS Affordable Senior Housing in Warren, Ohio. LSS Affordable Housing offers reliable and affordable apartments to more than 1,000 seniors throughout Ohio at 21 sites.

    What will I do as a Community Manager with Lutheran Social Services:

    • Conduct all move-ins, move-outs, and re-certifications in accordance with the current HUD Occupancy Handbook 4350.3 and LSS requirements.
    • Maintain and process all resident, vendor, and facility files in accordance with HUD and LSS requirements, including processing all vouchers, tenant documents and corrections utilizing HUD software and HUD secure connections (TRACs system), in accordance with HUD Occupancy Handbook 4350.3.
    • Promote the highest quality of life for residents by managing the assigned HUD facility's building and grounds to ensure they are maintained to the highest quality standards and within the assigned HUD facility's operating budget.
    • Supervise all staff including the Assistant Manager, Service Coordinator, Maintenance, and Housekeeping staff.
    • Assure adherence to the established budget for the assigned HUD facility and participate in the preparation of annual operating budgets, capital plans, special claims requests and reserve for replacement requests.
    • Address resident relations, grievances and eviction proceedings in a timely and professional manner according to LSS established policies and procedures.
    • Ensure that all contact with the community, HUD and other local and government agencies is conducted with the highest level of professionalism to ensure the continued development of productive community and business relationships.
    • Create and analyze reports, statistics and studies to ensure program effectiveness and provide monthly management summary to supervisor regarding results of analysis.
    • Assist with training programs and file audits as needed.
    • Perform all other duties as necessary.

    Requirements for a Community Manager with Lutheran Social Services:

    • High school diploma or GED. An associates or bachelor's degree in business or related field preferred.
    • Previous experience with HUD Subsidized Section 8 Housing or similar program preferred.
    • Ability to assess and prioritize multiple tasks with a focus quality standard maintenance and internal and external customer service.
    • Understand how to operate within budgetary parameters in order to maximize resources and minimize loss and overages.
    • Ability to hire, supervise, and develop staff
    • Ability to handle confidential material in a prudent manner.
    • Possess excellent written and verbal communication skills.
    • Effective computer skills including proficiency in Microsoft Office products including Word, Excel and PowerPoint.
    • Knowledge or ability to learn and become proficient in HUD software.
    • Effective conflict resolution and decision making skills.
    • Effective leadership skills.
    • Ability to drive and/or travel to other locations as needed. Must provide valid insurance and drivers license
