Talent Management Specialist develops, implements, and administers programs that evaluate, measure, and improve employee performance. Conducts assessment activities to evaluate and identify the current and emerging skills, competencies, and behaviors required to achieve desired organizational results and prepare for future needs. Being a Talent Management Specialist designs performance management strategies and processes that measure outcomes, identify areas for improvement, and align teams to organizational goals. Identifies the types of training and development and resources needed to achieve workforce performance improvements. Additionally, Talent Management Specialist encourages a culture of objective setting and result measurement aligned to pay and rewards using tools, training, and communication. Requires a bachelor's degree. Typically reports to a manager or head of a unit/department. The Talent Management Specialist occasionally directed in several aspects of the work.     POSITION SUMMARY : The Work Order Specialist is responsible for completing resident Service Requests. Each person at Renewing Management is responsible to perform all the duties of those below them.

    ESSENTIAL DUTIES AND RESPONSIBILITIES : Complete Service Requests involving drywall, plumbing, electrical, and carpentryRespond to Emergency Service requests and property disasters (fires, floods, freezes, etc)Ensure Safety Protocol is being followed.

    Grounds pick upCoordinate Special Projects as directedPerform an inspection of community grounds each morning and clear all snow, trash, and debris.

    Perform turns (painting, cleaning, and maintenance) of all vacant units, as assigned.Complete all maintenance work orders within 48 hours of input into Entrata and make readies within 7 days of vacancyComplete preventative maintenance activities and assist in updating records of those activities.

    Maintain records of maintenance performed in all units and at the site utilizing company system.Maintain all tools, equipment and replacement parts in working condition.

    Provide service and maintenance for all common areas and amenities.Communicate openly with other team members regarding work priorities and the state of projects.

    25 - 75 lbs. Frequent need (33% to 66% of the time)

    NOTE : Lifting and carrying of weights exceeding 50 lbs. is oftenaccomplished with assistance from one or more persons. Examples ofheaviest items lifted include washer / dryers, refrigerators, A / C units, abandoned sofas, etc.

    VISION REQUIREMENTSConstant need (66% to 100% of the time) to document maintenance and complete forms,review manuals and operating instructions, read cautionary labels, respond to writteninstruction from staff and residents.

    Constant need to see small detail when performingroutine maintenance duties.Frequent need (33% to 60% of the time) to see things clearly beyond arm's reach (overseeassistants, observe problems throughout the property).

    HEARING REQUIREMENTSConstant need (66% to 100% of the time) to communicate with assistants, office staff,vendors and residents.

    Must use listening skills to diagnose needed repairs, etc.

    SPEAKING REQUIREMENTSConstant need (66% to 100% of the time) to verbally communicate with assistants, officestaff, vendors and residents.

    DRIVING / TRAVELING REQUIREMENTSFrequent need (33% to 66% of the time) to utilize personal transportation to pick upreplacement parts and supplies from vendors.

    Rotation "on call" status may occasionallyrequire expedient travel to assigned property at a moment's notice. Pickups and deliveries tothe corporate office.

    WORKING ENVIRONMENTIndoors (66% to 100% of the time). Frequently outdoors (33% to 66% of the time), allconditions, often for extended periods.

    Occasional exposure (1 % to 33% of time) to paint fumes, solvents, adhesives, etc. Example : Apartments during / after make-ready.

    Frequent need (33% to 66% of the time) to work inawkward and confining positions.

    REASONING DEVELOPMENTHIGH. Must be able to apply principles of logical thinking to define problems, collect pertinentdata, establish facts, draw valid conclusions and initiate appropriate course of action.
