Telecommunications Director is responsible for the strategic planning and design of an organization's telecommunications systems. Develops policies and procedures for installing and maintaining telecommunications equipment. Being a Telecommunications Director plans and manages complex installation or repair projects. Assesses current and future telecommunications needs and researches and plans improvements to meet those requirements. Additionally, Telecommunications Director trains and develops staff. May require a bachelor's degree. Typically reports to a director. The Telecommunications Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Telecommunications Director typically requires 3+ years of managerial experience.   • We are seeking a dynamic and experienced Maintenance Director to join our property management company. The Maintenance Director will oversee all maintenance operations and coordinate a team of maintenance workers/vendors. This position requires strong computer skills and the ability to type 40 words per minute or faster. The ideal candidate will have a general knowledge of home repairs, including water heaters, light plumbing, and light electrical work.

    Key Responsibilities:

    1. Answering/Responding to Maintenance Calls: The Maintenance Director will be responsible for promptly responding to maintenance calls from tenants and ensuring that all issues are logged and addressed in a timely manner.

    2. Entering Work Order Details: Accurately entering work order details into the system to ensure that all maintenance requests are properly documented and tracked.

    3. Closing Out Work Orders: Ensuring that work orders are closed out efficiently and accurately once maintenance tasks are completed to the satisfaction of tenants and property owners.

    4. Setting Up New Vendors: Coordinating the onboarding process for new maintenance vendors, including verifying their W-9 forms and insurance documentation.

    5. Auditing Vendor and Owner W-9 and Insurance Verification: Conducting regular audits of vendor and owner documentation to ensure compliance with company standards.

    6. Coordinating Make Ready of Vacant Units: Overseeing the process of preparing vacant units for new tenants, including coordinating maintenance tasks and ensuring timely turnaround.

    7. Vendor Concern Responses: Addressing and resolving concerns raised by maintenance vendors in a professional and efficient manner.

    8. Tenant Concern Responses: Providing prompt and effective responses to maintenance-related concerns raised by tenants, ensuring their satisfaction and comfort.

    9. Owner Concern Responses: Communicating with property owners to address any maintenance-related concerns and provide regular updates on maintenance activities.

    Qualifications:

    - Previous experience in a maintenance supervisory or management role
    - Strong computer skills and proficiency in maintenance management software
    - General knowledge of home repairs, including water heaters, light plumbing, and light electrical work
    - Excellent communication and organizational skills
    - Ability to multitask and prioritize tasks effectively
    - Detail-oriented with a focus on accuracy and quality of work

    This is a desk job with occasional on-site visits to oversee maintenance operations. The Maintenance Director will play a crucial role in maintaining the overall quality and functionality of our properties, ensuring the satisfaction of tenants and property owners.
