Title Processor

Summary:

In this role, you will be responsible for creating files, ordering title searches, emailing title binders to all parties and clearing any title issues in order to get the file to closing (i.e. obtaining mortgage payoffs, judgment payoffs, original certificates of redemption endorsed for cancellation, adjusting affidavits prior to closing and obtaining indemnity from underwriter). You will schedule settlements and provide parties with proof of clearance prior to closing. Some work assignments will be project-based including research and report preparation.

Duties and Responsibilities include the following:

• Confirm accuracy on all entered information in system
• Make sure you know what is missing in your files so you can inform preprocessing (payoff, HOA, info sheets, etc.)
• Communicate with all involved parties and keep them well-informed of file progress (Lender, Realtors, Attorneys, etc.)
• Respond to emails and phone calls in a timely fashion
• Clear any clouds on title
• Issue Consumer Business Arrangement and Title Invoices on each file
• Send Title Packet to attorney and appropriate lender within 5-10 days of title search receipt
• Verify EMD and who is holding
• Prepare the preliminary ALTA to send to agents for review week before closing (if you do not receive final CD approval until day of, send the prelim to the agents informing them of any delays)
• Save all invoices SEPARATELY to system (HOI, HOA, TERMITE, CONTRACTORS, ETC)
• Confirm the scheduled date with Attorney/Closer, inform all parties, and send Scheduling Confirmation Email
• Send final approved ALTA to agents with wire instructions for clients
• Complete Closing Checklist to ensure final accuracy of fees
• Communicate to Closer any special notes or requests (Disbursement Instructions)
• Confirm receipt of funds and save wires to system BEFORE closing
• Work closely with Post Closing to address any issues immediately
• Keep record and follow up on your Escrows on Hold, Recording Rejections, or any file shortages
• Regular and reliable attendance and your physical presence at the work site.
• Other duties may be assigned.

Education/Experience:

• High School Diploma or GED required
• College degree preferred
• 2-3 years of experience in title insurance and processing procedures required

Certificates and Licenses:

• Valid driver's license
