Title Examiner reviews titles and researches public records to determine legal status of title. May require a bachelor's degree or its equivalent and 0-2 years of experience in the field or in a related area. Being a Title Examiner is familiar with standard concepts, practices, and procedures within a particular field. Relies on experience and judgment to plan and accomplish goals. Job Description
Examining title consists of reviewing the title search, possible abstracting of title documents in the public records, review of any abstract material presented by search vendors to determine and confirm ownership to a particular tract of property.
Review of Chain of Title documents, deeds, mortgages, any document that is recorded pertaining to the subject property. Review of encumbrances, open liens or any title issues or possible clouds on title that may affect the subject property, and subsequent sale of the same property.
Review includes plat maps, and exception docs. Review of title should be used to alert the curative team and commitment prep of any requirements that may need resolution or curative measures before closing.
