Being a Top Construction Executive manages financial processes like forecasting, estimating, budgeting, and cost control to ensure profitability. Builds effective teams and the capacity to estimate, scope, design, plan, organize and implement construction projects. Additionally, Top Construction Executive represents the organization in discussions and negotiations with clients, contractors, governmental or regulatory officials, and other stakeholders. Identifies risk and implements insurance and risk control strategies. Monitors costs and timelines to deliver projects on time and within budget. Evaluates and implements new or innovative construction methods and systems to improve efficiency, productivity, and project outcomes. Requires a bachelor's degree in construction management, engineering, or related field. Typically reports to top management. The Top Construction Executive manages a business unit, division, or corporate function with major organizational impact.     Pinnacle Construction and Development Corp is seeking an experienced Executive Administrative Assistant to join our team in our Charlottesville office. The Executive Assistant is responsible for assisting with all aspects of the development process for complex multi-family, mixed-use, commercial, and assisted living projects from initial concept through start of construction. Tasks include: feasibility analysis; land acquisition due diligence; compiling information for local governments and financing; loan applications; coordinating with attorneys, appraisers, environmental consultants, investors, architects, engineers, and the construction team. The ideal person for this position has proven expertise in real estate development. This position reports directly to the company Owners and works closely with the Chief of Operations of Pinnacle Construction and the Senior Vice President of Park Properties Management Company.

    Responsibilities:

    The essential functions include, but are not limited to assisting with the following:

    • Feasibility/Entitlement - Perform site due diligence including review of land use, zoning, utilities, GIS maps, assessor information, comprehensive plan, etc. Analyze and make recommendations based on key findings. Prepare Fiscal Impact Analyses. Prepare presentations and submission requirements during the entitlement process. Assist with contract and legal document review and comments. Track project tasks.
    • Financing/Acquisition - Prepare applications for project funding including Low-Income Housing Tax Credit (LIHTC) applications. Assist with preparation of organizational documents and submit entity registration to appropriate state jurisdiction. Track and update previous participation in HUD APPS. Manage due diligence packages for lenders and coordinate closing documents. Maintain project files. Coordinate administrative aspects of real estate, financial and legal transactions. Manage required permits, construction easements, utility agreements, and bonds. Maintain knowledge of real estate trends, best practices, changes to regulations, and advise principals.
    • Construction-Coordinate with construction team on lender and contract requirements including Davis-Bacon compliance as applicable.

    Requirements:

    • Bachelor's degree preferred, preferably with a concentration in real estate, finance, business, or related field.
    • Paralegal certification a plus
    • A minimum of three years' real estate work experience, (multifamily development preferred).
    • Familiarity with Virginia Housing and HUD multifamily financing programs preferred.
    • Familiarity with LIHTC and Historic Tax Credits preferred.
    • Excellent verbal and written communication skills.
    • Detail-oriented with capability of executing tasks at a high level of accuracy.
    • Outstanding organization and multi-tasking skills.
    • Proficient with Microsoft Office Suite.
