  • Job Summary:

    Top Gun CRE, Inc. Property Management seeks a part-time (15-20 hours/week) property manager and administrative support specialist.

    After many years brokering apartment transactions in San Diego County, Top Gun CRE entered the property management space officially in 2023. Our growth has quickly outpaced our available manpower, and we are seeking additional boots on the ground to support the increasing property and client base.

    The position starts part-time, but it has the potential to become a full-time position as additional properties are onboarded.

    Responsibilities:

    1) Serving as point of contact for specific properties and overseeing all day-to-day operations including ongoing rent collection, maintenance, vendor management, and generally serving as a liaison between owners and tenants.

    2) Leasing activities including advertising and showing units to prospective tenants, reviewing applications, and signing lease documentation.

    3) Facilitating move-ins and move-outs including facilitating vendor cleaning and repairing units during turnover.

    4) Performing regular property inspections to address maintenance and other issues in a timely manner.

    5) Some ongoing data entry and customer relationship management activities in company’s cloud-based CRM/management software.

    6) Other duties as may be assigned from time-to-time.

    Top Gun CRE is a a boutique brokerage and property management business (less than 10 employees), so you have direct access to ownership/management and will have the opportunity to directly control outcomes with your work. We are nimble and fast growing, and we are looking to work with passionate, driven individuals with a hustler mindset who want to grow their income and responsibilities over time. There may be the opportunity to also shift into a more managerial role over time as additional recruits are brought on board.

    This is a fantastic opportunity for those interested in having a direct hand in growing a property management business, and/or those interested in growing their management resume with additional responsibilities and successful work outcomes over time.

    1) An interest in property management. Some prior property management experience ideal, but not required;

    2) Ideally, some prior experience with online property management software (Buildium, Appfolio, etc.);

    3) Ideally, some basic familiarity with landlord/tenant laws and best legal practices at various municipal levels;

    4) A real estate salesperson or broker license is ideal, but not required.

    Compensation:

    Pay starts at $20-$25/hour and is negotiable depending on experience. Additional leasing commissions/bonuses paid on units that are filled. This can be structured as a W2 or 1099 position. We can work with side hustles and other work responsibilities provided we can agree on a fixed weekly schedule for the PM work each week.

    Job Type: Part-time

    Pay: $20.00 - $25.00 per hour

    Expected hours: 15 – 20 per week
