Vehicle Maintenance Manager assists with the acquisition, operations, and maintenance of the organization's fleet of motor vehicles. Assigns vehicles and drivers, prepares schedules, and oversees dispatch operations. Being a Vehicle Maintenance Manager evaluates, purchases, leases, and disposes of vehicles to maintain the fleet. Develops and maintains vendor and service provider relationships for fuel, maintenance, and other essential services. Additionally, Vehicle Maintenance Manager develops and implements safety, preventive maintenance, and accident prevention programs. Knowledge of OSHA, DOT, and fleet-specific regulations, licensing, registration, and reporting requirements. May administer insurance policy coverage, negotiates agreements, and participate in claim resolution. Manages the fleet expense reporting and budgets. May require a bachelor's degree or equivalent. Typically reports to a manager. The Vehicle Maintenance Manager supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/ production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Vehicle Maintenance Manager typically requires 3-5 years experience in the related area as an individual contributor.   • We are currently seeking an experienced Senior Maintenance Manager with a strong background in apartment complex maintenance. The Maintenance Manager will oversee and execute work orders for 4-5 properties within a 40 minute drive radius. The Maintenance Manager will be responsible for common area and apartment repairs in the scope of plumbing, HVAC, electrical, carpentry, and appliances. The Maintenance Manager will handle all aspects of the properties maintenance, including the physical grounds, ensuring curb appeal through interior and exterior building inspections, grounds maintenance, and preventive maintenance. Customer service is a priority, and attention to detail are critical skills to ensure the satisfaction of the tenants. A high level of communication is essential for this role.

    Job Responsibilities:

    • Availability to be “On-Call” with your properties.
    • Maintain multiple properties over a 40 minute drive radius.
    • Execute apartment turnovers.
    • Perform routine and preventative maintenance on facilities and making repairs as needed.
    • Manage the process of completing work requests in a timely and effective manner.
    • Monitor and maintain inventory of equipment, tools, parts, and supplies at appropriate levels.
    • Create reports and communicate status on maintenance, repairs, safety and other occurrences for supervisors and other relevant staff
    • Address and arrange scheduling with tenants in regards to maintenance issues and work requests.
    • Perform Building inspections including building systems on a routine basis
    • Collaborate with building owners and upper management on budgeting for facilities needs
    • Ensure that all work done by building staff and third-party vendors is performed professionally and cost-effectively.
    • Any other task as requested.

    Qualifications:

    • Strong understanding and experience with the following mechanical systems, but not limited to (different types of HVAC equipment, plumbing (boilers, water heaters, drain clearing, fixture replacement), electrical repair and troubleshooting, appliance repair, painting, and carpentry.
    • A minimum experience of 2 years in multifamily residential, commercial or hotel maintenance, or similar field experience.
    • Experience with building systems, codes, regulations, and standards.
    • Experienced in managing staff, vendors, contractors, and projects.
    • Excellent communication, organization, and problem-solving.
    • Proficient in Microsoft Office, work order systems, and inventory management software.
    • Strong numerical and analytical skills.
    • Excellent oral and written communication.
    • Ability to keep information confidential.
    • Applicant must have own tools.

    Valid driver’s license and travel availability, required.

    Job Type: Full-time

    Pay: $65,000.00 - $85,000.00 per year

    Schedule:

    • Monday to Friday
    • On call
    • Weekends as needed
