Vehicle Maintenance Manager assists with the acquisition, operations, and maintenance of the organization's fleet of motor vehicles. Assigns vehicles and drivers, prepares schedules, and oversees dispatch operations. Being a Vehicle Maintenance Manager evaluates, purchases, leases, and disposes of vehicles to maintain the fleet. Develops and maintains vendor and service provider relationships for fuel, maintenance, and other essential services. Additionally, Vehicle Maintenance Manager develops and implements safety, preventive maintenance, and accident prevention programs. Knowledge of OSHA, DOT, and fleet-specific regulations, licensing, registration, and reporting requirements. May administer insurance policy coverage, negotiates agreements, and participate in claim resolution. Manages the fleet expense reporting and budgets. May require a bachelor's degree or equivalent. Typically reports to a manager. The Vehicle Maintenance Manager supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/ production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Vehicle Maintenance Manager typically requires 3-5 years experience in the related area as an individual contributor.   • POSITION  SUMMARY:

    The Property Maintenance Person is responsible for the overall maintenance of the property and equipment as assigned by members of Management. The Property Maintenance Person functions as a member of the Maintenance Team.

     

    PRIMARY DUTIES & RESPONSIBILITIES:

    This document in no way states or implies that these are the only duties to be performed by the individual occupying this position. This is a representative list of the general duties, and is not intended to be all-inclusive. The following requirements may change depending on the individual property and may change over time.

     

    • People Excellence:  Exhibit a Heart for Service for Guests and Team Members with a dedication to great customer service and teamwork.
    • Product  Excellence:  Repair  and  Maintain  the  property  as  outlined  in  the  Maintenance  Standard  Operating Procedure(SOP) which includes the following:
      • Complete duties as outlined in the Preventive Maintenance Program
      • Conduct routine maintenance orders as scheduled in Service Channel
      • Complete Maintenance Request Forms
      • Record and keep required maintenance records
      • Maintain swimming pool
      • Perform paint and drywall repair
      • Maintain and repair common areas
      • Perform routine electrical and plumbing maintenance throughout the property
      • Maintain and make adjustments to the climatic control system
      • Install television sets
      • Keep work shop in order and tool kit inventory in place. Report par stock needs to manager
      • Maintain tools and equipment
      • Notify management where major repairs are needed
      • Partner with any assigned vendors performing work on the property

     

    • Guest Excellence:  Assist guests with maintenance problems related to their stay at the property in order to create a positive guest experience

     

    • Partner Excellence:  Partner with Clean Team and Welcome Team to ensure a quality product and experience for the guest. May perform duties from other positions as needed or assigned in order to maintain proper operations of the property

     

    • Other duties: Participate in all training and safety meetings. Miscellaneous other tasks as required and assigned by General Manager or any other member of Management which may include cross functional job duties. All Team Members are expected to act in a safe manner at all times and report any unsafe conditions to your supervisor immediately

     

    MINIMUM QUALIFICATIONS AND REQUIREMENTS:

    • Basic reading and writing skills
    • Basic communication skills
    • Able to pass a property maintenance assessment
    • Prior experience with property maintenance, preferably in the hospitality environment
    • Ability to work with minimal supervision and follow written and verbal work instructions
    • Working safely is a condition of employment. Safety is everyone’s responsibility.
    • New hires, must meet all Motel 6 employment qualifications in place at time of hiring
    • ESSENTIAL  FUNCTIONS:

      The individual occupying this position must be able to perform essential job functions and the general duties and responsibilities with or  without reasonable accommodation. The physical demand level for this position is Heavy.

       

      The following requirements may change depending on the individual property and according to the confines of the workspace available for any required task:

      • Move about property to inspect for necessary repairs at a moderate pace
      • Walk about property to inspect for necessary repairs at a moderate pace
      • Simple grasping at a moderate pace
      • Firm power grasping at a moderate pace
      • Reaching at all levels
      • Pushing and pulling (for example, using cart to transport supplies, tools, or equipment such as a power washer
      • Lift clipboard, hand tools, light bulbs up to 10 lbs.

      Frequent Activity (1 / 3rd to 2 / 3rd of work time)

      • Stand to paint, inspect rooms, record data
      • Manipulation skills
      • Lift and carry bags of garbage, boxes of supplies, ladders, and other items between 11 and 40 pounds
      • Kneel, crouch, and reach as necessary to repair plumbing and air conditioning units, paint, maintain property
      • Bend and stoop at waist / torso at a moderate pace
    • Occasional Activity (Up to 1 / 3rd of work time)

      • Sit to record data in the computer and for meetings
      • Climb stairs and ladders
      • Balance to climb
      • Lift 5-gallon pails of paint, a/c units, and other items between 40 and 100 pounds
      • Bend and twist neck and head

        • Excelencia en el Producto: Reparar y mantener la propiedad conforme los establece el Procedimiento Operativo Estándar sobre Mantenimiento (SOP en inglés) que incluye lo siguiente:
          • Completar las tareas descritas en el Programa de Mantenimiento Preventivo
          • Realizar órdenes de mantenimiento de rutina conforme a lo programado en el Canal de Servicio
          • Llenar las Formas de Solicitud de Mantenimiento
          • Registrar y mantener los registros de mantenimiento requeridos
          • Dar mantenimiento a la alberca
          • Reparar pintura y muros de yeso
          • Mantenimiento y reparación de áreas comunes
          • Llevar a cabo mantenimiento de electricidad y plomería de rutina por toda la propiedad
          • Mantenimiento y ajustes a los sistemas de control de aire acondicionado y calefacción
          • Instalar televisores
          • Mantener el taller en orden y con el inventario de herramientas completo. Reportar necesidades de suministros al Gerente
          • Mantenimiento de las herramientas y el equipo
          • Notificar a la gerencia sobre necesidad de reparaciones mayores
          • Asociarse con proveedores asignados para realizar trabajos en la propiedad

        • Excelencia a los Huéspedes: Asistir a los huéspedes con problemas de mantenimiento relacionados con su estancia en la propiedad a fin de garantizar una excelente experiencia a éstos

        • Excelencia a Nuestros Socios:  Asociarse con los Equipos de Limpieza y de Bienvenida para asegurar la calidad del producto y la experiencia de los huéspedes. Pudiera desempeñar otras tareas de otras posiciones según se requiera o asigne para mantener el buen funcionamiento de la propiedad

        • Otros deberes: Participar en todas las reuniones sobre capacitación y seguridad. Misceláneos – otras tareas requeridas o asignadas por los Gerentes; dichas tareas pueden ser multifuncionales. Se espera que todos los Miembros del Equipo actúen de manera segura en todo momento y que reporten de inmediato a su supervisor cualquier condición insegura.

        CALIFICACIÓN Y REQUERIMIENTOS MÍNIMOS:

        • Habilidades básicas de lectura y escritura
        • Habilidades básicas de comunicación
        • Capaz de pasar una evaluación sobre mantenimiento de una propiedad
        • Experiencia previa en mantenimiento de propiedades, de preferencia en la industria hotelera y de hospitalidad
        • Capacidad de trabajar con una supervisión mínima y seguir instrucciones de trabajo escritas y verbales
        • Trabajar de forma segura es una condición para el empleo. La seguridad es responsabilidad de todos.
        • Las personas recién contratadas deberán cumplir, al momento de la contratación, con todos los requerimientos de calificación para el empleo de Motel 6
      • FUNCIONES ESENCIALES:

        La persona que ocupe esta posición deberá ser capaz de desempeñar tareas y deberes esenciales y generales del puesto con o sin acomodos razonables. El nivel de demanda física para este puesto es Pesada.

        • Sujetar con firmeza a ritmo moderado
        • Estirarse para alcanzar a todos los niveles
        • Empujar y jalar (por ejemplo, usar carritos para transportar suministros, herramientas o equipo tal como lavadoras de presión
        • Levantar pizarrones, herramientas de mano, focos, etc. hasta 10 lbs.

        • Levantarse para pintar, inspeccionar habitaciones, registrar información
