Appraiser (Commercial Real Estate) conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Appraiser (Commercial Real Estate) performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Appraiser (Commercial Real Estate) uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. Responsible for performing routine building maintenance tasks related to the $100mm Georgia Cyber Center. Performance of building maintenance tasks in one or more fields (e.g. carpentry; electrical; heating, ventilation, and changing air conditioning filters (HVAC); plumbing, etc.); Perform other tasks as assigned to maintain a safe and inviting workplace for various college faculty and tenants. Someone who is self-motivated and willing to step in and help out whenever necessary.
Facilities Maintenance Technician responsibilities and duties
1. Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, LED light fixtures, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
2. Assists with changing filters on various units on a regular schedule to ensure optimal operating performance.
3. Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, replacing drain hoses on washers and similar devices, etc.).
4. Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.).
5. Reconfigures, installs, positions, and remounts’ modular offices and space (e.g. furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc.) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks.
6. Prepares the surfaces and paints various structures and equipment (e.g. walls, refrigerators, evaporative coolers, floors, roofs, doors, restroom facilities, etc.) to preserve wood and metal parts from corrosion and maintain a safe, comfortable working environment using various painting equipment and related tools (e.g. sprayers, rollers, brushes, thinners, etc.).
7. Performs other work-related duties as assigned.
8. Ability to be on call nights and weekends if assigned
9. Ability to work with contractors and vendors to ensure they are following building rules and follow up with projects during and after work to ensue work is completed.
10. Maintain vacant spaces and storage rooms.
11. Perform maintenance inspections.
12. Lifting and carrying of bulky or heavy items maybe required.
Facilities Technician qualifications and skills
Technical certificate or degree in a related field is preferred
6 years of job-related experience
Basic understanding of engineering drawings
Basic understanding of electrical, plumbing and carpentry is a plus
