    Construction Manager For Higher Education

     

    Cordoba is seeking a construction manager for a role in our Education Sector.

    Responsibilities

     

    The duties of the Construction Manager shall be as follows:

    • Provide on-site day-to-day construction administration of multiple construction projects under $10M.
    • Supervise subordinate staff, Project Engineer, Assistant Construction Manager.
    • Coordinate the construction Inspector-of-Record (IOR) and/or Specialty Laboratory Inspectors.
    • Provide coordination and communication between upper management, contractor, the campus, inspectors, and design professionals.
    • Monitor design professional submittal log to assure all submittals are approved in a timely manner (this includes resubmittals). Request design professional to distribute a Final Submittal
    • Log that demonstrates acceptance of all submittals.
    • Document and keep all contract data and prepare reports for upper management.
    • Review all contract documents and ensure all appropriate university procedures are used.
    • Recommend revisions or new procedures as necessary.
    • Monitor overall budget and schedule, and advise upper management of any trends that affect the timely procedures and cost-effective completion of the project.
    • Attend weekly and special construction meetings to evaluate and control progress, quality, budget, and other items for action.
    • Review and coordinate all services provided by testing and inspection firms for compliance with service agreement requirements. Review and approve all invoices submitted by the testing and inspection firms, and then submit recommendations to the upper management for final approval.
    • Evaluate and make recommendations to upper management regarding proposed contract changes and resolution of all claims. As directed by upper management, participate in or conduct negotiations to resolve claims or disputes.
    • Maintain a Change Order Log that includes a cumulative total of changes to the contract, and
    • reconcile change order costs with contractor payment requests. Monitor all potential change orders and track project contingency at all times.
    • Both the general contractor and the Construction Manager shall maintain an Allowance Log, indicating each debit from each allowance. The logs shall be reconciled to each other monthly and at project completion.
    • Coordinate inspection, final acceptance, and scheduling of occupancy.
    • Monitor completion and turnover of Operation and Maintenance (O&M) manuals, attic stock, record drawings, and As-Builts. Monitor required operating texts and training required by contract. Execute Certificate of Completion form. Complete and transmit the Project Closeout Checklist to upper management.
    • Observe, check, and measure items placed in the work for compliance to contract documents and directives from design professionals, in conjunction with the construction inspector.
    • Review the activities of the construction inspector in the performance of the construction
    • inspector’s duties.
    • Develop procedures to initiate and maintain clear and concise document files.
    • Review construction inspector’s daily report each day, and weekly and monthly reports.
    • Maintain daily report describing general events, noting problems and unusual events.
    • Submit weekly and monthly written reports to upper management and campus to reflect new and unresolved issues, schedule, quality control, submittal review, budget control, including contingency balance, and any other issues. Project progress reports shall reflect completed work vs. contract time.

    In addition to his/her own duties, the Construction Manager will oversee, manage, and mentor all subordinate staff assigned to him/her and is responsible for subordinate staff work product, including reports that are communicated to upper management. Below is a list of typical oversight duties that the CM will have on his/her assistant staff.

     

    CM oversight duties of the subordinate staff (Project Engineer or ACM) shall be as follows:

    • Provide on-site technical administrative support for construction administration and inspection.
    • Review and process the RFI’s and Submittals.
    • Track all project documents in logs and file accordingly. Maintain all project tracking logs.
    • Update project plans with RFI’s and supplemental instructions.
    • Assist the CM in the estimating and processing of change orders.
    • The PE shall be able to independently review, check contractor mark-ups, check math, validity, scope and help prepare the change order documents.
    • Provide technical administration to the CM as needed.
    • Review design drawings for compliance with project RFP and requirements.
    • Review certified payroll, fringe benefits and hourly rate work sheets. Log, track, and manage the compliance process.
    • Fully manage the close-out and client turnover process, coordinate M&O training sessions.
    • Prepare project files for university system audit at project completion.

    Qualifications

    • Bachelor’s Degree is highly desired in engineering, construction management, or related discipline. 
    • Minimum ten years’ experience in construction management or architecture.
    • Demonstrated record of success in simultaneously managing multiple projects concurrently while supporting the Facilities Director with maintenance coordination activities.
    • Strong safety leadership - will place a high priority on safety, with a continual emphasis on driving and maintaining a strong safety culture.
    • Knowledgeable in the use of preparing and reviewing contract documents (general conditions and exhibits), drawings and specifications.
