Collateral Appraiser conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Collateral Appraiser performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Collateral Appraiser uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Collateral Appraiser occasionally directed in several aspects of the work. Gaining exposure to some of the complex tasks within the job function.   • RoundPoint Mortgage Servicing LLC Position Summary The Collateral Servicing Specialist is responsible for requesting collateral from the custodian, intake of collateral files, handling tasks related to production of lien releases/satisfactions, subordinations, partial releases, CEMAs, assignments of mortgage, allonges and ad hoc document requests.   Primary Responsibilities Work directly with document custodians to request the release of original collateral documentation and monitor to ensure timely release Ensure all original documentation is tracked Research and resolve inquiries related to lien releases/satisfactions, subordinations, partial releases, CEMAs and ad hoc documentation Perform pre-execution audit of lien release/satisfaction documents, subordinations, partial releases, CEMAs, assignments of mortgage and allonges prior to submission for execution Maintain working knowledge of state, client and investor guidelines or updates Identify enhancements to streamline processes and improve efficiencies Identify potential issues or concerns and participate in a solution; including recommending and developing new policies and procedures Assist with additional projects or tasks as needed   Qualifications Required: 1 years of experience in Mortgage Servicing Knowledge of mortgage servicing documents Intermediate computer skills, including Microsoft Office products Strong oral and written communication skills Problem-solving skills, identify issues and concerns and participate in solutions Able to multitask Ability to work independently as well as cooperatively within a team environment   Desired: Experience with lien releases/satisfactions, subordinations, partial releases, CEMAs, assignments of mortgage, and allonges Experience using LPS mortgage servicing platform Experience with reading legal descriptions and understanding chain of title   RoundPoint’s Employee Value Proposition: Grow.
