Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Facilities Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.     Summary:
    Plans, assigns and directs worker activities to support plant operations. Maintains facilities operation for plant utilities and production equipment. Understands state and federal EPA requirements for the facility. Promotes safety and is a leader in the efforts to encourage a safe work environment.

    Responsibilities:
    • Develops facility support services programs
    • Sets strategies to incorporate company-wide custodial and security programs
    • Manages the department Preventative Maintenance (PMs) Program schedule and task specifications
    • Manages the installation, set up, maintenance and repair of all major facilities equipment and infrastructure.
    • Maintains internal and external building appearance to high level of fit and finish quality.
    • Maintains all fire safety systems, alarms, sprinklers, fire pumps and ancillary fire safety equipment
    • Plans/coordinates facility activities required for new or existing projects; Continuously monitor facility maintenance work, recommending improvements or modifications as needed
    • Plans/coordinates facility enhancements, new equipment arrivals/removals, personnel moves and area modifications
    • Develops emergency operating and contingency procedures for Medical, Weather, Electrical, Fire and Chemical spill response
    • Ensures and/or sets compliance strategies for facility and safety regulations (OSHA, Life Safety, NFPA, BOCA, ASHRAE, ADA, etc.)
    • May manage planning/coordination of activities involving the security officers
    • Manages logistics and operational requirements to provide physical protection of equipment, materials and employees
    • Develops and implements security protocol and procedures
    • Manages day-to-day operations of the custodial maintenance program to ensure cleanliness of entrances, corridors, restrooms, stairs, landings, office and manufacturing areas.
    • Responsible for monitoring all utilities and associated costs and leading associated conservation and cost reduction projects.
    • All employees are responsible for the Quality of their work to ensure BEI meets, or exceeds Customer Satisfaction.

    • Understanding of the total business operation to include material procurement, order entry, forecasting, manufacturing, invoicing, customer returns, inventory levels and on-time delivery
    • Understanding of and ability to use continuous improvement tools
    • Ability to drive solutions to complex planning issues with limited supervision
    • Ability to support a 24/7 global business operation as required
    • Solid financial understanding, risk analysis ability, relationship building and project management
    • Lead or participate in a continuous improvement activity with complete documentation, including a follow up review with the team in a presentation format
    • Available for travel up to 25-40% of the time, including day, overnight and international travel as required
