Facilities Director manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Facilities Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.   • Summary

    The Director of Facilities is an administrative position that is responsible for all aspects of facilities management, including but not limited to the maintenance and repair of buildings and equipment, custodial services, capital improvements, grounds maintenance, and events support. The Director of Facilities is expected to maintain a safe and efficient working environment for all employees. This position will have contact with all campus constituencies and therefore excellent customer service skill are required.

    Duties and Responsibilities

    • Oversees the maintenance of the W&J campus buildings and systems and incorporates established preventative maintenance programs to accomplish this work.
    • Manages all office personnel.
    • Responsible for overseeing management of all SEIU employees.
    • Proficient knowledge of the Collective Bargaining Agreement.
    • Part of the College negotiating team with renewal of CBA.
    • Ensures compliance with all federal, state and local regulations as well as W&J policies and procedures
    • Establishes a safe work environment for employees by providing safety-related training and equipment maintenance and by ensuring compliance with safety and loss prevention programs and with standards and procedures for the handling and storage of hazardous materials and/or waste.
    • Supervises day-to-day work activities by delegating authority, assigning and prioritizing activities and monitoring operating standards. Also, inspects all operations to ensure quality control.
    • Maintains direct personal contact with a wide spectrum of College community members affected and/or concerned with the quality, safety and appearance of the Campus or other property.
    • Develops an annual work plan which identifies goals and expected accomplishments for the year.
    • Directs the maintenance of the college's vehicle fleet and the related documentation.
    • Oversees the outsourced contracted services for work that cannot be completed by the College staff.
    • Directs the Preventative Maintenance (PM) and Reactive Maintenance (RM) work that is required for the College's buildings and systems.
    • Develops requests for proposals to solicit bids from contractors for all "outsourced" project work for campus improvements.
    • Position may require 24/7 availability based on campus needs for emergencies or other large campus events to properly manage the college staff.
    • Perform other related duties as assigned.

    Qualifications

    • Bachelor's degree in engineering, environmental sciences, construction management, or serve in a related field with a demonstrated experience of at least five years in management of a large or multi-faceted facilities operation including coordination of environmental services, grounds keeping, facilities management or a related area.
    • Demonstrated knowledge of principles and practices of management and supervision; applicable commercial/industrial facilities management principles and techniques; preventative and predictive maintenance practices and principles; building/utility codes and regulations; work order systems; MS office and excel; organizational and planning skills; and a customer service orientation.
    • Evidence of effective verbal and written communication skills.

    Supervisory Duties

    This position directly oversees several staff and managerial positions.
