Facilities Manager manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Manager monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Manager trains supervisors and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Facilities Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     Job Type: Full-time

    We are seeking an experienced Maintenance Supervisor to join our team at The Springs at Coyote Ridge, a 93 unit town home complex in Heber, Utah. The ideal candidate will be responsible for the maintenance of the entire complex and will work closely with the Community Manager to ensure daily and long-term maintenance is handled effectively. This is a position that requires the candidate to work independently and efficiently.

    Responsibilities:

    • Conduct daily maintenance tasks such as repairs, painting, landscaping, and cleaning
    • Maintain equipment, tools, and vehicles to ensure they are in good working condition
    • Manage and oversee all contracted services, including landscaping, pool maintenance, pest control, and waste management
    • Monitor the maintenance budget and report to the Community Manager
    • Respond to maintenance requests from residents in a timely and efficient manner
    • Work closely with the construction company to ensure warranty items are handled promptly
    • Maintain records of all maintenance performed and submit reports to the Community Manager

    Requirements:

    • Minimum 3 years of experience as a Maintenance Supervisor
    • Ability to work independently and manage multiple projects at once
    • Excellent communication and interpersonal skills
    • Knowledge of HVAC, plumbing, electrical, and carpentry
    • Basic computer skills
    • Must have a valid driver's license and reliable transportation
    • Ability to work weekends and be on call for emergencies
