Coordinated Services Management Senior Living Management Company (based in Roanoke, Virginia) is committed to providing the highest standard of resident care and services within the communities we manage. Our company manages 26 distinct communities located in Virginia, primarily for non-profit, faith-based owners. Our communities offer comprehensive services to more than 2500 seniors and 1500 team members. We are currently looking for a Regional Director to provide leadership, support and management for our non-profit senior affordable housing portfolio.

Job Purpose and Responsibilities:

The Affordable Housing Regional Director provides operational support, supervision, and leadership for the communities in their assigned portfolio. Responsibilities include achieving operational goals, mission objectives, and positive results. The Affordable Housing Regional Director supervises the Compliance Specialist.

Responsibilities include, but are not limited to:

• Maximize the overall operating performance and effectiveness of the communities
• Fiscal management and oversight to include: implementing systems in accordance with GAAP (Generally Accepted Accounting Principles) and company standards and developing, implementing and adhering to the annual operating and capital budgets
• Implements an effective marketing plan in conjunction with the Affirmative Fair Housing Marketing Plans to achieve 100% occupancy
• Providing guidance and oversight to ensure that operational systems, policies, and regulatory compliance is maintained for all HUD, LIHTC (Low Income Housing Tax Credit) and affordable housing programs, including Service Coordinator, EIV (Enterprise Income Verification), REAC (Real Estate Assessment Center)/NSPIRE, TRACS, APPS, PASS
• Oversee and implement the One Site program for the affordable housing communities
• Manage and implement a system to maintain forms, policies, procedures pertaining to affordable housing operations and compliance
• Oversee and process HUD contract renewals, rental increases, replacement reserve, debt service savings, residual receipt requests, management entity profiles, owner’s certifications, affirmative fair housing marketing plans, tenant selection plans, lease packages, etc.
• Ensures community staff is following procedural guidelines to administer and maintain compliance with all affordable housing programs (Including but not limited to the Department of Housing and Urban Development Programs and the Low-Income Housing Tax Credit Programs)

Job Requirements:

• Bachelor’s degree preferred
• 3-5 years affordable housing property management experience (Section 8, LIHTC, multilayered programs) preferred
• Multi-facility experience and experience working in a not-for-profit setting is preferred
• Must have excellent communication both written and oral, problem solving and financial management skills and ability to instruct, inspire, direct, and lead team members
• Experience reviewing, interpreting, and applying governmental regulations
• One Site Experience preferred
• Travel within Virginia is required, including overnight travel
