GENERAL The Maintenance Supervisor reports directly to the Community Manager and is required to maintain and display a professional attitude at all times. It is the responsibility of the Maintenance Supervisor to review and understand the Employee Health and Safety Manual, the Risk Management Policy and Procedure Manual, and all Policy and Procedure Manuals as they directly relate to the position of Maintenance Supervisor. The primary responsibility of the Maintenance Supervisor is to assist the Community Manager predominantly concerning the maintenance of the property following all Policies and Procedures. In addition, assists in the supervision of the Maintenance Staff while maintaining a professional relationship with vendors. Each Maintenance Supervisor is required to be accessible 24-hours a day for communications. The only exception is approved vacation. The responsibilities listed below are not all-inclusive, but are indicative of the responsibilities normally performed by the Maintenance Supervisor. SPECIFIC DUTIES 1. Personnel a. Assist Community Manager with work schedule for self and Maintenance Staff. b. Ensure maintenance staff compliance with Policies and Procedures. c. Train and act as Supplementary Supervisor of other Maintenance Staff and provide role model for Maintenance Staff by following all Policies and Procedures. d. Request prior approval from Community Manager before overtime work is permitted, excluding any time that the maintenance staff is considered “on-call” for the property and “after hour” emergency maintenance repairs/service become necessary. (Approval is required the first day after hours worked.) 2. Maintenance of Physical Asset a. Daily meetings with Community Manager to report status of scheduled/completed work. b. Prioritize and complete service requests within 24 hours. Follow-up until completed. c. On-Call duty as requested by Community Manager. d. Make regular inspections of the property and notify the Community Manager of any problems and make recommendations. e. Ensure preventive and quarterly maintenance is completed and reports maintained per Policies and Procedures. (Form #69B/82) f. Confirm all amenities are maintained and in safe and working condition and documented on weekly preventative maintenance schedule. g. Supervise contracted maintenance workers. Make recommendations for contract service. h. Maintain all Swimming Pool Logs, testing equipment, etc, as mandated by both Management and DHEC/State requirements where applicable.
