Occupancy Specialist assists residents or applicants of housing programs with the goal of achieving maximum residency. Assesses eligibility and collects required information, such as income. Being an Occupancy Specialist provides information/customer service and maintains records. May require a bachelor's degree. Additionally, Occupancy Specialist typically reports to a manager. Compliance Specialist
The Compliance Specialist is responsible for training on-site Property Managers and office staff. We will be assisting with processing the Tax Credit initial certifications/recertifications, HUD annual recertifications, move-ins, and IR’S.
DUTIES AND RESPONSIBILITIES:
Report to site as business need dictates (determined by Senior Manager of Compliance).
· Generate/distribute notices to tenants with instructions to meet for lease signings/certifications initial year.
· Generate/maintain schedules to meet with tenants for lease signings/certifications.
· Work with existing staff schedules to ensure appropriate staffing coverage for certifications in order to protect the owner’s interest.
· Initial review of initial year LIHTC files
o Making minor corrections to files
o Notifying SMC of ongoing issues with staff processing of files so that training can be implemented with staff.
o Reaching out to 3rd party companies for verification of income/assets as needed
· Daily/weekly reporting of site progress
o Generate and maintain tracking reports for current sites for SMC and Regional/Director of Compliance.
§ Updates on file progress, issues with individual files.
· USHC File Reviews
o Reviewing and processing rejections/corrections to files requested by USHC.
o Submit initial file to USHC if needed by SMC (rare occurrence)
· Additional responsibilities may be assigned, dependent upon circumstances at site level.
· CS should work closely with site staff in meeting with tenants for initial year files.
o All training of staff is solely the responsibility of SMC and assistance will be required.
· Certify bi-annually in EIV.
· Review the rules of behavior annually, sign, and send to your manager once signed.
· Understand the policies of EIV Master Binder and train employees when necessary.
· Understanding LIHTC and PB Section 8 program and how to calculate income and assets.
Bi-Lingual a must (Spanish/English).
