  • Job Overview:
    We are seeking a detail-oriented and experienced Occupancy Specialist to join our team. The ideal candidate will have a strong background in office administration, conflict management, and customer service within the real estate industry.

    • Responsible for processing of verification documents for prospective & existing tenants for Initial, Annual & Interim Certifications utilizing TRACS (RealPage OneSite)
    • Reviews forms HUD 50059, HUD50059E for tenants Initial, Annual and Interim Certifications utilizing TRACS (RealPage OneSite)
    • Oversees leasing process for tenant’s initial certification & lease amendments for tenants annual & interim re-certifications utilizing the TRACS (RealPage OneSite)

    * Maintain Waitlist, Conduct Pre-Interviews, Process Appliactions, Prep Move In Packets with Leases and all forms, conduct unit inspection & take pictures, test keys

    • EIV (Enterprise Income Verification) & EIV Discrepancies
    • TRACS (Tenant Rental Assistance Certification System)
    • iMAX (integrated Multifamily Access eXchange)
    • Responsible for monthly EIV reports for each project via WASS.
    • Prepares monthly HAP (Housing Assistance Payments) billings for each project, as well as the requisite HAP & Tenant certification TRACS files, and transmit to HUD electronically through WASS via iMAX
    • Ensures that the Agency implements & complies with all Federal, State & local regulations regarding elderly housing programs, including the preparation & issuance of regulatory documents & reports & the representation of the housing projects in regulatory matters.
    • Attends conferences, trainings & collaborative association as applicable to Housing to stay up to date on new laws & HUD changes.

    Requirements:

    • Must have COS (certified occupancy specialist) certification.
    • 5 years of Affordable Housing Project Based Section 8 experience required.
    • General office and computer skills, including data entry, required.
    • Ability to establish and maintain effective communication and working relationships.
    • Accurate, detailed, dependable, organized, self-disciplined.
    • OneSite/Real Page Tenant Software knowledge.
    • Effective time management and organizational skills. Ability to follow written procedures, work well under pressure and meet deadlines, without compromising attention to detail.
    • Drivers license & reliable transportation
