Pharmacy Purchasing Agent liaisons between buyers and manufacturer's representatives to ensure that the organization purchases pharmaceuticals, supplies and equipment that meet quality standards while minimizing costs. Ensures adequate levels of drugs and supplies are available in the inpatient and outpatient pharmacies and that purchases do not exceed budget. Being a Pharmacy Purchasing Agent requires a high school diploma. Requires certification as a pharmacy technician and licensure from the State Board of Pharmacy. Additionally, Pharmacy Purchasing Agent typically reports to a manager or head of a unit/department. The Pharmacy Purchasing Agent occasionally directed in several aspects of the work.     Job Summary:
    The Purchasing Agent will work collaboratively with the Director of Purchasing, Project Managers, Estimators, and Design Center Consultants towards a centralized purchasing paradigm. Responsibilities will include contracting all phases of construction, applying purchasing strategies to provide the Cliffs with a competitive cost advantage, and building processes that allow scalability.


    Job Duties
    :

    • All plans and elevations 100% properly contracted with base house budgets in system with real numbers.
    • Every item on every lot is 100% properly contracted through item pricing or lump sum contracting.
    • Ensure pricing, quotes, bids are backed up with emails and/or signed documents. Attach the backups to POs.
    • Create initial POs for all construction starts.
    • Audit new starts to ensure budgets are accurate and realistic based on-site data and real numbers. Correct missing and incorrect items before the lot start.
    • Assist with generating projected profit reports at job start.
    • Ensure all included features (base house) are properly contracted and accurately costed.
    • Manage, analyze, and track lump sum contract pricing.
    • Manage, analyze, and track unit pricing / item pricing.
    • Manage Take Offs and Material List for base house and options.
    • Review and correct takeoffs required by field contact, frame walks, variance purchase orders and fill-in order tracking.
    • In conjunction with DOP, generate or obtain material takeoffs and bids from vendors, enter data, verify accuracy, and maintain information for custom option requests.
    • Creation of options and item pricing for options with all necessary bids/quotes in place
    • Assist in pricing for custom options requested by Design.
    • In conjunction with DOP and Design, assist with options management, i.e. samples are up to date, and the database reflects what we are currently offering with accurate pricing.
    • Assist with value engineering of our base house plans. Walk houses under construction looking for cost savings and value engineering opportunities.
    • Monthly site visits of homes under construction – to improve efficiency, quality, and margins.
    • Research and eliminate all material, trade contractor, and estimating related variances based on feedback from PMs and trade partners.
    • Continually challenge and validate existing take offs to ensure consistency and predictability.
    • Work with project managers to answer questions about takeoffs, specifications, scopes of work.
    • In conjunction with DOP and PMs enter all VPO requests and assist in providing feedback and identifying opportunities to improve takeoffs and budgets based on VPOs.
    • Work with PMs to obtain feedback on best sub/worst sub, and compile data for review.
    • In conjunction with DOP, assist with recruiting, bidding and on boarding of new trade partners.
    • Provide trades with CoConstruct training including scheduling, locating plans, selections for individual houses, and facilitating any payment inquiries.
    • Audit job cost for all closed jobs and complete profit reconciliation.
    • Assist and facilitate quarterly and annual manufacturer rebates and model home discounts.


    Background/Experience
    :

    • Bachelor’s degree plus 5 years of leadership in a home building purchasing role.
    • Strong system skills, including Microsoft Office is required.
    • Expert level project management software and purchasing software knowledge.
    • Good communication skills and customer service experience
    • Organized, detailed oriented and collaborative.


    Physical Requirements:

    • Mobility to work in a standard office setting and to use standard office equipment, including a computer, stamina to maintain attention to detail despite interruptions.
    • Strength to lift and carry files weighing up to 20 pounds occasionally.
    • Vision to read printed materials and a computer screen, and hearing and speech to communicate in person and over the telephone.
