The Village General Manager

    The General Manager works under the guidance of the head of 1ST Real Estate and is responsible for the day-to-day management and directs specific operating aspects of the Village including physical property operations, billing and collections, reporting, and tenant, community, and vendor relations. Further, the General Manager is responsible for achieving revenue and expense targets included in the annual Business Plan and Budget.

    Major Duties and Responsibilities:

    • Provide monthly ongoing and /or special financial reports to senior leadership; prepare annual property operating budgets and lead the development of the annual business plan.
    • Ensure the timely collection of rents and work directly with tenants in arrears to collect outstanding balances owed.
    • Ensure Tenant compliance with Lease provisions.
    • Manage the coordination of all tenant construction activity.
    • Work with both the on-site Director of Marketing and with the 1ST leadership, to develop the annual marketing, event plan, and budget for review; Ensure the successful implementation of the plan with the established budget.
    • Assist leasing representatives with development of leasing materials and presentation of the property on site tours.
    • Fully understand, maintain and train others regarding 1ST operating policies and procedures; make suggestions for improvements and clarifications.
    • Provide ongoing guidance, training and management oversight for employees at the property, with the fundamental objective of crating a safe working environment, and a safe a pleasurable experience for customers.
    • Negotiate vendor agreements and contracts, as directed by 1ST senior leadership.
    • Complete property inspection reports and property audit reports.
    • Authorize ongoing property expenditures and vendor agreements within approval limits and guidelines set by 1ST leadership.
    • Work in collaboration with the V.P. of Finance to review and approve accounts payable following SOP guidelines and 1ST Financial management procedures.
    • Maintain records relevant to management of the property; Work with auditors to provide necessary documentation for verification purposes.
    • Work with Legal department, Facilities, Risk Management, and the Director of Health & Safety to maintain a safe property, manage necessary repairs and upgrades, and provide assistance during any liability issues, claims or lawsuits.
    • Maintain an emergency plan, in coordination with the VP of HR, the Health & Safety Director and Security Director.
    • Manage the Village in accordance with applicable local, state, and federal laws; recommend such legal action as may be required to protect and maintain the financial integrity of the business, facilities and property.
    • Plan and conduct regular business meetings with property employees, tenants, vendors, and other groups with interest in the property.
    • Provide regular updates to the head of 1ST Real Estate, and as requested; Keep senior leadership notified of all major issues, changes, and leases.
    • Work to fulfill the lease plan with proper tenants that fit the marketing plan for the Village.
    • Work extended hours, including weekends, as necessary, to achieve the desired results for the Village.
    • Continually improve processes related to all duties and responsibilities with the objective of providing a highly desirable shopping, dining, entertainment, and recreation venue.
    • Work with senior leadership regarding growth, construction, renovation and changes to the property; Be a catalyst for change and growth that helps build an energetic and exciting environment for guests and employees.

    EDUCATION and/or EXPERIENCE:

    • Minimum of ten (10) years of progressively responsible experience managing retail or mixed-use property.
    • Master’s degree preferred, or Bachelor’s degree (B.A./B.S) acceptable, in Business Administration or a related discipline from an accredited college or university, or an equivalent work experience.
    • Demonstrated management experience, mixed-use retail/office/residential property.
    • Experience in oversight of shopping center construction activity, including budget responsibility and working with tenants to maintain acceptable sales levels during construction.
    • Strong financial reporting experience and knowledge of numbers, including forecasting, accounting, budgeting, etc.
    • Proficient in Microsoft Office Suite (Word and Excel).
    • Proficient in Real Estate accounting software, such as MRI.
    • Meticulous attention to details and accuracy.

    • The job tasks are performed in an office environment with moderate environmental conditions present, such as temperature, noise levels, etc. May occasionally be exposed to machine noise and inclement weather conditions. The noise level in the work environment is usually quiet to moderate.
