Residential Property Manager manages the daily operations of one or more residential properties or communities. Oversees sales/leasing, tenant relations, maintenance, and other support activities. Being a Residential Property Manager may be responsible for managing property budgets, collections and/or property improvement initiatives. May require a bachelor's degree in related area. Additionally, Residential Property Manager typically reports to a head of a unit/department. The Residential Property Manager supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/ production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Residential Property Manager typically requires 3-5 years experience in the related area as an individual contributor. Responsibilities:
- Assist in daily operations and management of the properties. Commercial property management experience is required.
-Coordinate maintenance requests, work orders, obtain quotes, scope of work contracts, warranties, etc. AppFolio experience a plus
- Provide excellent customer service and maintain positive relationships with vendors, owners and tenants
- Handle inquiries, complaints, and requests in a timely and professional manner
- Assist with lease administration, including lease preparation, renewals, and terminations
- Conduct property inspections to ensure compliance with safety and maintenance standards, follow up with vendors on projects & repairs
- Assist with financial management, including rent collection and accounts receivable & payable as needed
- Prepare reports on property performance and occupancy rates
- Assist in marketing efforts to attract new tenants and promote property amenities
- Knowledgeable in budgeting and forecasting for property expenses
Skills:
- Strong customer relationship management skills to effectively interact with tenants, vendors and owners
- Knowledge of commercial real estate administrative processes and procedures
- Proficiency in using a Computerized Maintenance Management System (CMMS) to manage work orders and maintenance tasks - Appfolio experience a plus
- Conflict management skills to handle tenant, vendor disputes or difficult situations
- Familiarity with commercial facilities management and maintenance/construction to ensure proper maintenance of the property
- Accurate data entry skills to maintain records and documentation
- Knowledge of Insurance helpful to assist with insurance compliance for properties, vendors and tenants
- Administrative skills to assist with lease administration, financial management, and reporting. Negotiation skills to handle vendor negotiations or contracts
- Licensed Property Manager a PLUS!
