As a Director of Maintenance in a Grace Management Services facility you must be able to perform the following essential functions as demonstrated by the ability to:
Essential Job Functions:
Build various structures requiring the use of various materials.
Do minor plumbing repairs such as, replacing and unclogging hair traps, unplugging toilets, repairing washers and
dryers, replacing broken pipes/water lines.
Maintain and replace light bulbs, electrical outlets and to rewire or replace wiring in various equipment used by the facility.
Remove furniture from rooms no longer occupied, or assist residents in moving from another room.
Paint interior and exterior of facility, also may include some wallpaper repair.
Install and check batteries in smoke alarms, emergency lights and various minor equipment.
Organize fire drills, maintain records of fire drills, check all extinguishers and assist Fire Marshall with inspections.
Maintain the grounds of the facility. This includes mowing, trimming hedges, weeding, planting and keeping grounds
free of garbage and debris.
Follow established performance standards and performs duties according to maintenance policies and procedures.
Make environmental rounds routinely and initiate corrective action as necessary.
Identify safety hazards and emergency situations and initiate corrective action.
Participate in facility in-service programs and staff meetings as assigned.
Assume personal responsibility for following facility procedures related to control of equipment and supplies.
Assume accountability for compliance with federal, state and local regulations within the facility and within his span of control.
Responsible for communicating pertinent information to employees.
Supervise maintenance department personnel.
Report unusual problems or incidents to the Administrator of the facility.
Document incidents and/or unusual problems according to established facility procedures.
Replace windows if necessary.
